    Hi @Land_Registry

    We just need some help/clarification on the following:

    Myself and my 2 siblings are all executors of my late Mum's will and have all been granted probate (we are all named on it).

    The main family home (which was solely in Mum's name) is being transferred directly to my sister. 

    We're following what's written here in order to do this: https://www.gov.uk/update-property-records-someone-dies?step-by-step-nav=4f1fe77d-f43b-4581-baf9-e2600e2a2b7a.

    We're filling in forms AP1 and AS1 and also including a copy of the grant of probate and the correct fee in our application. However we aren't sure if all 3 of us (the executors) need to also fill in ID1, or if it's just the beneficiary (my sister). Please can you clarify this for us?
    If all 3 of you are transferring then all 3 need your identities verifying

    If there’s no urgency then there’s really no need to enquire. Once lodged your application is protected. If it was a simple sale/purchase of an already registered property then you should expect on average a 4 month wait.

We're just trying to make sure we don't all pay out the highly expensive fees for verification if we don't need to!

    You need to look at the probate and assess who are named and who needs to complete the transfer.

    We bought our current property, which is a house on a few acres of land, in a single transaction.  However, it has multiple title deeds, as previous owners bought extra land to extend the plot.  I've just discovered that conventional home insurance can only insure a single title deed, even though they all form one contiguous area.  So, how do I go about combining all the deeds into a single title deed?

    You apply for an amalgamation of the titles. They all have to be in same ownership, of same class and held in the same capacity. Form AP1 plus letter to confirm why amalgamation is required plus £40 fee

    Thanks.  They are all in same ownership.  Do I need to send in 'certified copies' of the title deeds? The guidance on filling in the form does not make that clear.  It would seem nonsensical to have to send in copies of deeds you already own, as the Land Registry already has these.

    Has anyone ever had to submit a title deed number to their insurance company?

    Most will only insure a single address on a domestic homeowner policy, but that something different.
