    Hi @Land_Registry

    Would you be able to tell me if you have had any response from the sellers conveyancers yet in regards to title AA55810 

    if not I can/will chase them up! Thank you!

    Hi @Land_Registry, the solicitors that you are waiting to hear from in regards to the above have told my conveyancer that they haven’t received any requisitions from yourselves. 

    I’ve seen the email they’ve sent and they’ve attached what they have received and it’s just the letter from yourselves that starts with:

     ‘we have received your application and we aim to complete it as soon as possible.

    We have been experiencing significant increases in the volume of registration applications.’ Etc 

    What happens from here? Can you resend the requisitions or should they contact you? Seems like a bit of a log jam.

    I have received the name of the solicitors and it definitely matches who you are dealing with. 

    They said they received the letter acknowledging their application dated the 14th May on the 3rd June. Would I be able to forward you their email contact details via DM if needed?

    They can get in touch. If they use our secure portal then they should also be able to see the request issued. They need to do the first or both. 
    I’ll ask the casework team to check and reissue as well.

    Also emailed about this earlier as I completely forgot MSE was a quicker avenue for reply so apologies if you personally end up reading the same email tomorrow!

    We have emailed the named person on the application who is the same person who contacted us on 5th June from the conveyancing firm. That person is a 'she' so they may need to connect with the 'him' you refer to. But as they use our secure portal I am sure they will both be in the know

    Brilliant thanks! The ‘him’ is my conveyancer who  seems to be as equally out the loop as the rest of us. I think the confusion is coming from the seller’s using a different set of solicitors to the ones they used when they bought the house (quick turnaround) and it’s just causing a lot of unnecessary aggravation.

    I need to apply for an official copy of title for a leaseholder deed of certificate. It looks like I have to fill out an OC1 and send in with payment. A couple of quick questions - Is cheque really the only way to pay (I no longer have a cheque for any of my bank accounts, so caught in a bit of bureaucratic limbo)? How long will it take roughly - looks like only hard copies are currently available which presumably adds time.

    If you need an Official Copy then it is a postal application. And if you don;t have a cheque then you can obtain a postal order from the Post Office as appropriate. Rough timescale at our end is 48/72 hrs max. But you need to add the post both ways of course.
    We are developing ways of allowing online payment for such copies but that's not in place as yet

    We are in the process of buying a house and were pretty much ready to complete 4 weeks ago but our solicitor had an issue with an entry on the Title of the new property and requested for the seller's solicitor to get this removed. They have apparently written to Land Registry, but 4 weeks later we are all still in limbo waiting for movement. I keep chasing this with the solicitors and estate agents but they just come back with "waiting for land registry".

    The seller has an upcoming hospital appointment and if we can't get a moving date before the end of this month it is going to cause massive delays and likely to have financial implications :(

    Can you give me an update as to what is happening as I am getting nothing from my end.

    The Title in question is DN554586 and the issue is regarding Entry C3. Have you even received the request for this?

    The conveyancer did submit an enquiry as to the entry C3 and we replied on 12th June to explain firstly why it had been made in 2007 when the title was first created and also how we would require a formal application with supporting evidence to remove the entry as appropriate.
    I'd suggest discussing with your legal rep with regards what your options are

    @Land_Registry Thanks for the reply, have just spoken to my Solicitor and she has said she will have to request for the sellers solicitor to submit an application but this is then going to take a few more weeks which is going to completely mess us up :(

    I don't even know what the actual issue is as the entry is regarding a hedge boundary that was created to prevent anyone building close to the house. This seems like a positive thing to me but my solicitor is insisting the purchase can't go ahead because it doesn't state what the restrictions are.

    Is there anything else I can do or speak to to get this to go ahead without just submitting emails that take weeks to action. This feels like if the right people spoke to each other on a phonecall it could be sorted within a few minutes :'(

    The entry relates to a deed re drainage. Not a hedge. And it’s very much something your conveyancer should be explaining so you understand why it’s an issue for you
    It’s known as a protective entry as when the title was first registered the Deed was referred to within the deeds/documents submitted but the actual deed wasn’t submitted. So you have an entry that says the property is subject to a right of drainage but no specifics other than date and who it was made between 
    Its not something a phone call can resolve and very much something the conveyancers need to tackle and advise how they are going to do that and why. 
    I’m guessing you are buying with a mortgage and your lender won’t lend as they can’t be certain with regards the Deed’s contents and what ‘risk’ that creates
    Such protective entries are generally resolved by finding the actual deed and getting the entry updated. Cancelling it will rely on proving that the right no longer exists or it’s beneficiary consents to its removal. A third option is indemnity insurance but I suspect that’s not an option hence the route chosen by your conveyancer 
    So no quick phone call will resolve it. The indemnity option is usually the quickest. The other two are going to take time but deciding if either are actually achievable may be quick if the sellers have nothing else to provide to support an application to update/remove the register entry. 
    Again all things your conveyancer might be able to explain for you
