The Title has remained unchanged ever since.The only movement was in November when the Land Registry requested that solicitors submit a Certificate of Compliance from the leasehold property management company. This was uploaded by solicitors to the Land Registry application on 15th November. Since then solicitors have said that the application is still pending and that the ‘estimated completion date’ is ‘exceeded’.
Is this normal? Is it normal that I’ve heard nothing else and we’re over nine months in? - I expected that the Title would be changed soon after the request for further info, but no change and all quiet with the LR.I need the Title change more than ever in order to sell the property due to my disability becoming incompatible with my living circumstances: I am autistic and the actions of neighbors and management in recent months is taking its toll on my health.I’ll flag with colleagues to ask them to help re remaining wait time. Thank you for being here and answering our questions, this is a brilliant level of service from LR!
Is it a legal requirement for solar leases (rent-a-roof) to be added to the properties register? I notice an earlier response from you saying the installer can neglect to do it, but I am trying to understand if this is a viable measure of whether panels are owned by a property or leased.
We are purchasing a property that has been through probate due to the elderly owners death. The house has solar panels on it but the executor of the estate cannot find any evidence of the sale to confirm if the panels are owned outright or leased (rent-a-roof).
We have had the searches for the property back with the property deeds and there is no mention of any solar lease on the deeds, restrictions or covenants.

AndrewIt’s less an issue about a legal requirement in such cases but very much about protecting their interest when created.And as a buyer you are dealing with what’s registered and buying based on that detail. Not something you don’t know or can’t confirmSo the real Q is who installed the panels and under what terms - that’ll help understand what legal commitments exist but do speak to your conveyancer to understand the legal impact or otherwise“Official Company Representative

Hi @Land_Registry, just wondering if you can help clear something up.
Currently in the process of a transfer of equity with my ex husband. He is being removed with my name being the sole name. I am using an online conveyancer, he has no representation at this time as we previously had everything sorted via a consent order with the agreement I take the mortgage on myself at a later date, which has now arrived. My conveyancer has sent him the form ID1 to complete. Is it only the professions mentioned at 2a on the form who can complete this, as when he looked online it showed that certain other professions can complete the form also, for example teachers, Doctors, Dentists etc.
Then in section 3 for completion by verifier, where it asks for evidence such as driving license, this should be my ex husbands details? He is adamant that it is the details of the verifier. I'm trying to avoid any delays as the mortgage offer I received is only valid for a limited amount of time. Many thanks

Panel 3 is completed by the verifier using your ex husbands details as described.

Panel 3 is completed by the verifier using your ex husbands details as described.

We have just sold a property belonging to my late brother in law, the buyer was one of his friends. We had no options as the home was about to be repossessed by the lender therefore we had limited time.
We paid off two of the charges but the third one still remains, this was a charge for an overdraft on a current account with Northern Rock.
Both ourselves and our solicitor have tried to pay this charge but have had no success, Virgin Money did locate the the account but said it was closed in 2010 and written off, NRAM said there is no such account on their books.
The buyer owes the estate a large sum of money from a flat that my brother in law sold to him 2 months before his death well below the market price, this is now a major debt to the estate.
Buyer now states that the debt will be paid when he renovates and remortgages the property within the next 6 months.
The question is with a charge on the property can he remortgage or will he use this as an excuse to never pay the debt back
