Thank you for the response. I have no problems in my solicitor or buyer's solicitor wishing to see the original lease. I have already said to my solicitor that I am happy to attend their offices so they can examine the original lease - am waiting for them to respond.
I bought the flat 24 years ago and only found out on Friday when my solicitor sent me the lease from the LR to say that it was defective. So my instincts told me to look at the lease which I have in my possession and I noticed that it is the original lease. It is just as well that I have kept all the paperwork from 24 years ago!!!! The solicitor who did the conveyancing 24 years ago wasn't great and in fact I complained about them to the Office of Supervision of Solicitors and they agreed that that the service had fallen short and ordered the solicitor to pay me a (small) compensation. So in order to resolve this I have a horrible feeling that I will have the expense of a Deed of Variation.0 -
hi there we bought part of a neighbour's garden a few years ago to enlarge our own and this was given its own title number at Land Registry.
A short time afterwards I wrote and asked if the title could be amalgamated with that of my house and was refused as apparently I had not provided sufficient reason for so doing.
We are now looking to put our house on the market so I have been advised by LR to fill out form AP1 as I think it will be better for the whole house and garden to be on the same title number.
I am having problems firstly finding which fee I need to pay and secondly which category my request would fall into,
i would appreciate any help or guidance from anyone who has been through similar.

HiIs there any benefit to registering my elderly parent's unregistered property? My current thinking is probably not as we've been advised it could take 12 months and if we needed to sell within that time to pay for care it would be easier to let the new owner register on completion.

Can anyone help me here as I’m at risk of losing the house we are buying if we don’t exchange by end Aug (6 working days)
long story short, there have been loads of delays and failed exchanges and turns out bottom of the chain needed to make an application to the Land Registry for the surrender of the original lease and registration of the new lease, with a request for expedition given the ongoing sale and upward chain.
can anyone help me get his over the line this week so the whole chain doesn’t collapse?Title number DN734876

That is why the buyer's solicitor needs to be advised that the 'whole' property comprises of two titles and your solicitor when drafting the sale contract pack, must include both title registers and both plans. Then together it will match what they "see on the ground".2 -
