    I recently bought a property on auction. Was a back to back sale. The seller's name was not on land registry and I have had to buy cash and looking to get a mortgage afterwards.Can i use an expedite to fast track the application as would need to be registered before bank can offer a remortgage on the house. How long does it take for the house to be registered in my name, we are complering 29/06/2021.

    If there’s a linked/dependent transaction then the lodging solicitor can request expedition and provide documentary evidence of the transaction. You can make the request if you prefer but the seller’s conveyancer maybe better placed to do so. 
    Expedition reduces the wait time to within 10 days. Whilst it is often done in fewer today is the 28th so it’s not going to happen within 24 hours

    Reply issued to solicitor yesterday. We can’t make any amendment without more information which the solicitor/owner may be able to provide if they have the original deeds

    Thanks for your reply. I believe the seller does have the original deeds so hopefully they provide them quickly. 
    The 21 weeks it’s taken since our offer was accepted are mainly down to the sellers solicitor ignoring the issue until forced into confronting it. Your reply sounds like we’re looking at another few weeks at a minimum. No wonder buying a house is one of the most stressful things we do!

    It has always been a stressful thing for most as so many pieces to locate and fit together. Throw in the pandemic and buyers scrambling to get those pieces in play ahead of end of June (SDLT holiday) has added massively to the stress those solicitors are also under to deliver for all their clients. 
    If they do have the deeds still then that should solve it

    Hello again,

    So I have made an offer on a property where the seller has stated that the garden/land with the property had not been registered. They have been processing this with their solicitor and they have the relevant paperwork/proof and I believe it has been submitted to Land Registry. 

    I have seen online from the title deeds search that there is a separate entry for ‘Land at…’
    ‘Information available’ says ‘Either we have received an application to register the tenure in this property but the information cannot be viewed electronically until it is completed’ etc.  I am hoping this means that the official process is underway and that the registration is likely to be successful? 

    I understand the timescales for this can vary and my solicitor will make his enquiries, but my offer was made on the condition that this was satisfactorily completed before purchase. I’m wondering if this can be expedited by solicitors too and whether I do have to wait for the application to be registered and completed before proceeding with the sale.

    Correct in that it has been submitted but if it’s only been received in the last few months then the solicitor needs to request expedition, if there’s an urgency

    Title no# 623873

    We are awaiting exchange on our new property(offer accepted 14th April 2021) but are being held up by an outstanding legal charge on our current property.

    We remortgaged with our current mortgage provider, HSBC, in February 2021 but the charge was not registered until the 22nd April 2021. 

    Our new mortgage is also with HSBC so my question is, are HSBC or the LR able to remove/fast track the current charge to enable us to reach exchange asap please?

    HSBC charges are normally removed electronically, so within seconds of them asking for it to be removed. So it reads as if any fast track is within their gift, not ours. 
    The title number quoted isn’t a current one
