Reviewing previous posts, I can see there is an expedited process - when is this normally indicated/triggered? Has COVID / SDLT pressures impacted on LR's timescales?

Considered within 1-2 weeks. Without expedition the wait time would be months
If claim in order then we’d need a site visit and that’s usually arranged within 2 weeks. Ordnance Survey do the visit so can’t be expedited
If the site visit confirms claim then we usually have to notify adjoining/affected land/property owners. The6 are given time to reply 3/4 weeks. They can’t be expedited
So you are looking at a 7/8 week timescale if everything falls into place but that is a very general estimate and I would not be surprised if it took longer currently due to wider issues impacting
I raised the boundary issues with my solicitor the week before Christmas so hopefully vendor's solicitor would have been able to submit/expedite to yourselves before the Christmas break... otherwise add on a couple of weeks longer! If only life had a fast forward button so we can get to spring and the end of this lockdown and, hopefully, to my first home.

we were allocated a small piece of unregistered land between our garden and the area so trying to work out exactly where our boundary lies0 -

We found out via looking at the boundary/title plan that most of the garden of the house we were buying belongs to someone else (registered, and on a separate title plan, belonging to the vendors before our vendors still). Our vendors are calling this an oversight and they didn't know , and their solicitors are saying it can be sorted alongside the sale! They are so slow in coming back to us with how they are going to 'sort' this we are thinking of walking away after today. Is there actually any way their solicitors can be right and it can be sorted easily? As from the research I've done it can take months. I also don't want to be left with any responsibility for sorting it myself after the sale. What solutions are we likely to have thrown at us? Thank you.0 -

a small section of land between our boundary at the path and where this potential bin area is, was unregistered and it was registered to us in the process - could this piece be unregistered to us in relation to these measurements?0 -

The garages and the land are all registered under their own titles so I’m unsure what would be unregistered“Official Company Representative

Hi Land Registry. I am on the verge of exchange of contracts on a new build home, however my conveyancer has informed me that there is a pending application from the power company on the development, that means my registration application will be held up. The conveyancer has advised me that there are long delays with processing times for large developments at the land registry and that it could potentially take years! The conveyancer is currently checking with the lender if they are still ok to proceed prior to registration.
Just wondering if you have any information on the current situation and processing times of this kind?Thanks in advance for anything you can share0
