    Not used them myself, as i was told in the end I did not need to do one by the LR.

    Yes - the ID3 is a temporary arrangement

    Hoping Land Registry representative can help. I am buying a leasehod flat that has the following restriction on title:

    "RESTRICTION: No disposition by the proprietors of the
    registered estate is to be registered unless one or more of them makes a statutory declaration or statement of truth, or their conveyancer
    gives a certificate, that the disposition is in accordance with a Declaration of Trust dated 21 February 2017 made between (1) person A (2) company B LLP or some variation
    thereof referred to in the declaration, statement or certificate."

    Problem is that my solicitors are requesting seller's solicitors to provide their undertaking to hand over an executed rx3/4 and a compliance certificate in respect of this restriction on completion however sellers' solicitors is adamant that they will only provide a compliance certificate and that this should be enough to get the restriction removed on completion.

    I am at loss on what exactly the process is and how to get the seller/seller solicitors to help move this along. 

    Can you clarify please:
    1. What are the forms/documents needed and who should be responsible for it?
    2. Do all the forms need to be processed prior to completion and if so, typically how long would this take?

    Any guidance much appreciated.

    My sellers solicitor is struggling on enquires sent to him by my solicitor. My sale is ready for exchange but purchase is stuck on enquires.  
    Its been over 1 week since the sellers solicitor sent his enquires to land registry.
    How long does land registry take to reply to enquires from the solicitors?

    So for the restriction to be complied with the buyer will need stat declaration(s) or conveyancer’s certificate as per the restriction wording 
    As far as cancellation is concerned I’d refer them to our PG 24 section 6 for guidance 
    You don’t have to post HMLR related queries in this thread but it helps in case the search function doesn’t identify an independent thread started elsewhere

    If it’s an enquiry then usually within 5/6 business days

    Hi, I've just noticed this thread and wonder if I should have posted my questions here instead of starting a new thread at: https://forums.moneysavingexpert.com/discussion/comment/78029855, which explains the very strange circumstances of this issue.  Any thoughts would be welcomed.

    My new question is - is there any way to obtain copy of a Land Certificate being held as a 'charge' WITHOUT contacting the bank that is holding the certificate?  ie would LR have a copy?

    A few days plus post/printing/post so I’d estimate at least a week in most cases from you sending to receiving a copy back

    No - land certificates no longer exist. The entry, a Notice of deposit of ......is simply how the entry was referred to many many years ago. There is no actual LC on deposit but there will be a ‘charge’ behind it and only the borrower/lender would have sight of that
