Yes, the expedite was made middle of January which is meant to then take 10 working days apparently and we're still waiting. Not getting any feedback on an update on the progress. It's very frustrating and we're at risk on not getting house, the seller is planning to change their mind having to wait so long to exchange.0

Hi, ME and may partner are buying a property, previously lease hold, the freehold was purchased by the vendor in July 2020 However the title deeds where never updated at land registry. The vendor has contacted LR and confirmed they have the details of the freehold purchase etc but just never updated the listing, they have said it will be prioritised but how long is this likely to take ? 8 months seems an excessive amount of time to update the listing.0

Verbally advised that restriction will be disapplied for the purpose of buying the property. Is it worth putting in an Rx3 once we own the property to have restriction permanently removed. The road still remains unadopted.
If you have the evidence to show that the protected interest no longer exists then an RX3 can be applied for.Although you refer to a restrictive covenant it’s a restriction it seems so have a look at our PG 19 and 19A for guidance but legal advice will help re how the law views such interests after a company has been dissolved. Land Registry question:
Is there a process that allows registration in my name of a strip of unregistered land that I have possession of and where the legal owner can not be located, other than on the basis of adverse possession?
It appears that my possession is not adverse since I have a right of way.0
