When a person takes over a Freehold and registers with the Land Registry what proof of ID do they need to give to say they purchased the freehold? Does the previous freeholder need to send info to the Land Registry to say that they have sold the freehold? I would like to know if procedures have change since 1997.
Proof of purchasing the freehold would be a legal deed. Not evidence of identity.

So very much up to them now re acceptance and how they view the risk. The fact we accepted it way back when in its original quality is probably irrelevant now in the context they are rejecting it
It's a Deed of Variation drawn up and registered in 2016! It is not pale due to ageing - the colours are just pale from being scanned in at various points in the creation of the deed. They are also pale on the final copy the solicitor sent me.0 -

*COPIED FROM ANOTHER THREAD AS ADVISED*
Hi guys so... I am currently in a chain with everyone ready to exchange however on the 19th November 2019 it came to light my buyers garage wasn't registered with Land Registry and his buyers refused to complete until this one done. I had confirmation that the application was sent to land registry on 19th November, and its not 25th Jan and still nothing! My solicitor is supposedly chasing daily but it's still with land registry apparently... Does anyone know how long this usually takes as we now have people in our chain threatening to pull out

I'm in the process of purchasing a property and bought a copy of the title register and plan - to satisfy my own curiosity as much as anything else.
I've noted the entry I downloaded states:C: Charges Register
This register contains any charges and other matters that affect the land.
1. A Conveyance of the land in this title dated 20 October 1986 made between (1) xxx Borough Council and (2) xxx contains restrictive covenants.
NOTE: Copy in Certificate.
2. A Deed of Covenant dated 20 October 1986 made between (1) xxx and (2) xxx Borough Council supplemental to the Conveyance dated 20 October 1986 referred to above contains covenants.
NOTE :-Copy Deed in Certificate.
End of register
But there is no further detail in the document - how would I gain access to the certificates mentioned/detail of the covenants?
I assume this is something my solicitor will pick up on as part of the standard searches, but I'm impatientThat sounds like a classic case of premature extrapolation.

My solicitor advised our seller that a form A restriction needed lifted at the start of our purchase process. This however was apparently never done. Our buyers are ready to exchange.The seller does not want to go through their solicitors to lift the restriction and plans on doing it themselves. Apparently someone has probate though no copies provided. I believe we are dealing with siblings and one lives abroad so I dont know if this could cause problems lifting retrictions. I believe the property may be tenants in common and both parents are now deceased. I am worried the seller may still have not even started the process or may do things wrong and land registry will reject it. I dont know if our buyers will wait if it doesn't get lifted or how long this could all take or if we can check with land registry if they have had a request.0

In addition to my post above... I don't have the title number or address, my solicitor/estate agents won't divulge this information but the application was submitted on the 19th November 2019 from E. G Law regarding the property which is in Norfolk. If this helps at all.... X0

We do have a backlog of this type of work but chasing us daily would not resolve it.
Your conveyancer should have contacted us with details of the onward sale/purchase chain and asked us to expedite it.
If they did and we could then the wait time between receipt and consideration is reduced.
So two key Qs
Have they simply chased or have they asked us to expedite it?
If the latter have we done so but there is any other reason why it cannot be completed?
If you don;t have the title number/case reference then the conveyancer needs to ask the same Qs of the other conveyancer(s) as appropriate.
They should also be able to check online for themselves as to progress/delays“Official Company Representative

Only the register and title plan are available to you online.
If you want copies of any deeds referred to as being 'filed' then you can apply for them by post
But as you state your conveyancer would be checking the details for themselves to confirm what they mean and how they might impact on you as the buyer. They will apply for and pay for copies as well so I would suggest waiting for them to confirm/advise as appropriate“Official Company Representative

Thank you Land Registry for your response, I have been told that it has been fast tracked with you guys but I only have their word for it, we have had so many problems so far that I am a bit unsure as to what I should/shouldn't believe. I'm not sure of the title number, reference etc as the solicitor/my estate agents won't divulge this information but the request would have come from E. G Law on the 19th November regarding a property in Norfolk. Can you look into possibly with this info? The solicitor at E.G Law barely responds and when he does it's very abrupt and never with any helpful update etc so whether he is chasing I don't know. Thank you.0
