  • Good evening Land Registry. I have recently found an old document called an HG1 from the land reg. when i put the number into the land registry , it comes up blank. The document was from way back when and was when i had a friend in trouble who i bought the property for...it was then a leasehold property.
    He subsequently got back on his feet and transferred ownership back to me. I notice the document refers to his name in section 2 and then underneath that in section 3 refers to him as ‘the transferor’. Then in section 4 it says my name, then in section 6 it refers to me as the transferee. Is this the right way around! I do hope so. Plus why doesnt it come up when i put the number in the land registry? I am starting to worry .

    Hi Land Registry, I now have the address of the property, can you look into if I give you that? If so it's - 15 Oriole Drive, Cringleford, Norfolk, NR4 7LU and its the garage registration which is holding up the exchange from taking place. Thank you.

    The application is with us still. It was expedited on 10th January and we contacted the lodging solicitor for more details.
    That correspondence appears to have continued since and the last response we have from them was yesterday.
    The processing office will now consider that response asap and hopefully, if that is all that is now required, complete the registration
    I can't provide anything more detailed than that and you must rely on your own solicitor and the lodging solicitor for any specifics
    However in light of where things appear to now be I would suggest waiting a little longer before pressing them for more

    I am unaware what a HG1 is I'm afraid - it is not a prescribed form or title number.
    A Transferor is in effect the seller and the Transferee is the buyer so if it were a Transfer (form TR1) then it would be transferring the legal ownership from the Transferor to the Transferee

    So I would suggest that you search online by property address and check the registered details to confirm in whose name(s) the title is currently registered. An old document would not confirm such details

    I suspect, and this can happen, that they submitted the application and asked us to expedite at the time.
    However we ask them to supply documentary evidence to confirm a sale/purchase for example and that may have been the reason for the time lapse between Nov and Jan.
    Hopefully you are very near the finish line now though

  • Hi, we've been trying to buy a house for the last 3 months and everything has ground to a halt because of a OS2 search that shows that the seller had recently acquired some garden ground from his neighbour prior to sale and his solicitors applied for a transfer of the part to be registered in the sellers name. They have applied for the matter to be expedited and apparently you at the LR are now dealing with it. They solicitor went on the portal this morning and a requisition has been raise. We're at the bottom, so can't really see what's going on and have to rely on what the estate agent tells us.

    We are due to complete a week tomorrow on Friday 7th February and we haven't even exchanged yet. For some reason their conveyancer submitted an OS2 post exchange rather than completion. The conveyancer will not allow exchange until they are certain that their client will get all of the land as you the land registry have raise a requisition.

    We are still waiting for updates ad so does anyone on here know what's going on with it? The title reference is EX504075. Address is 11 East End Road, Bradwell-On-Sea, Southminster (CM0

    I bought a copy of the title i cannot see a charge for this or the garden mentioned.
    Can someone help urgently?

    We have very little time and we need to draw down funds for our mortgage for next friday and we need to exchange. We really need this to be completed ASAP end of this week early next week.
    This is holding up the sale and the chain is about to collapse because of this.

    Can someone let me know the situation and what we are waiting on?

    The pending application is to transfer part of No 12's land it seems. Provisional title AA9117
    Preliminary requisitions were raised and the lodging solicitor has replied today.
    The replies and the application will be considered asap as a result of the expedite request

  • Sorry if a similar question has already been asked,

    I am looking to purchase a section of agricultural land from family for a self-build. The land in question is next to a property that was built for my family in the 80’s which they still own.

    Any advice on where to start and the steps I should take?
    On a side note should I look to get planning permission before purchasing the land and how would this effect the land value?
