JaneBH In what way does the title plan and the mapsearch differ? The title plan should be the correct one (presume it is an up-to-date copy) though they are not drawn to scale. Could you post extracts from both so we can take a look? I would be a little suspicious of this and wouldn't agree to purchasing this land without further information/evidence or advising them that you would be instructing a solicitor to act on your behalf.0

Does anyone know how long the BETA Mapsearch facility has been available through the Land Registry and whether ordinary people can have access to the same information?

The MapSearch service is merely an indicative one. It indexes the registered titles on a single map but is not definitive so you should always rely on the title plan, which you do have access to online/by post.
MapSearch enables users to confirm the affected registered titles. Users should use that to then obtain the appropriate title plan and register as they are the important registered detail.
So I'd suggest checking your iwn register and title plan. If there's a Transfer/Conveyance from the builder to first plot owner referred to and 'filed' get a copy of that too.
If the land is in neither, and you seem to accept that it isn't, then the adv possession option comes next. Legal advice is recommended anyway as if you are going to challenge their position then best to make sure you word it right as putting the wrong words in writing can backfire in my experience.
How the company have worded their approach will offer some insight into their own stance too I suspect. They don't seem to have challenged the position but simply offered it to you.“Official Company Representative

Whilst you can scale from a plan it will never give you exact measurements which means identifying the exact legal boundary is impossible using a one dimensional plan
As I said it is the title plan that shows the registered extent but it shows the general boundaries. So you have to also look at the reality in the ground to establish where the boundary lies and who owns what - see https://www.gov.uk/government/publications/land-registry-plans-title-plan

Many thanks for your help! I have checked our titles, including the original transfer from the builder to the first owners. Our title is clearly defined in the registry and there is an 8 ft wall separating us from our neighbours that was built by the original builders. The original title does indeed mention the title reference number, which is the subject of their letter, as having being transferred to the first owners of our property from the builders 30 years ago. what's confusing is why this map search they have shows a sliver of it left over in the name of the builder! Is it possible that it's a mistake on the map and if so how do we correct it?0

By the way when they said offer to purchase it came with the threat of offering to investors or speculators if we don't and when I spoke to them they were very aggressive!0
