Many thanks for your help! I have checked our titles, including the original transfer from the builder to the first owners. Our title is clearly defined in the registry and there is an 8 ft wall separating us from our neighbours that was built by the original builders. The original title does indeed mention the title reference number, which is the subject of their letter, as having being transferred to the first owners of our property from the builders 30 years ago. what's confusing is why this map search they have shows a sliver of it left over in the name of the builder! Is it possible that it's a mistake on the map and if so how do we correct it?

There is nothing to prevent you from making contact but I imagine that, like many large organisations, they have a process to follow re the order in which they deal with/handle enquiries/correspondence
I'd rely on your solicitor's advice here as to whether you should contact them direct. Not much help I know but it invariably comes down to who you deal with and how they are able to approach such matters and whilst I can offer some guidance as to how we at HMLR might deal with it I would have no direct experience of the workings of the Council for example“Official Company Representative

We were told that the application to expedite was successful and would be sorted within 10 working days. Today is day 9, I understand that it could be sorted today/tomorrow but I would really like an update as to whether this will happen, it's pretty urgent from our side. Thanks in advance.0 -
Need to find out freeholder who owns block of flats where I am thinking of buying a leasehold flat. I looked up the flat on LR site and it reported that it was leasehold flat and could request ownership information, but there did not seem to be anywhere to request freeholder information. The example supplied was not much use as it showed looking up owners of a freehold property. How would I find out freeholder of the block?0

If there was only the leasehold tenure available and that register does not state that the landlord's title is registered, you can generally assume we have no record of the freehold register
You would then look at the lease itself to see who granted it and work from that detail to try and identify the landlord“Official Company Representative

I wonder if anyone from the Land Registry, could please tell me why a property purchased in 2012 (freehold) would not appear on a LR search.
