If you like it, if it ticks the boxes, decide what you would want to pay for it, and offer a bit less.

By offering a bit less, you have wriggle room.
"They're happy to sit on it". Are they? Test that by offering what you'd pay for it.
With the wriggle room, you might have a deal.
If not, well, at least you now know what you could settle for!
(It's all so hard, isn't it? But remember that for every perfect house you find out there, there will be two or three others just as, if not more perfect!)

If they're being hard nosed about a price, they might find the buyers aren't playing.
Any property is only worth what someone will pay for it.

I think I've said before, my OH makes really low offers on anything like houses and cars we're buying
Surprising how often a "hard price" gets less when they see the money walking away!

It's always a compromise. This place is a bungalow, we'd have rather had a cottage.

It's a 30 year old house, absolute top of budget, so no wriggle room if it needs a new boiler, or a re-wire ... and other 30 year old house issues like the sculpted artex ceilings and an immersion boiler for the bath. Both of those, in an ideal world with a budget, would have to goIt's not like needing new carpets, splash of paint and similar, which is easier.

There used to be a site somebody linked to which worked out your average chance of surviving next year, depending on your age and sex (and location). The people with the highest next-year survivorship was British girls aged about 13 IIRC.
It was pretty optimistic and I think you have to reach 102 before your chance of dying next year overtakes your chance of surviving.There is no honour to be had in not knowing a thing that can be known - Danny Baker0 -
