    Any bungalows round here would either have another storey stuck on and become amassive detached property, or more likely be demolished and a block of flats stuck on the plot.

    Still, they are diferent markets and I am always amazed at how many bungalows there are as you approach the seaside, with the exception of Brighton and possibly a few other towns.
    Please stay safe in the sun and learn the A-E of melanoma: A = asymmetry, B = irregular borders, C= different colours, D= diameter, larger than 6mm, E = evolving, is your mole changing? Most moles are not cancerous, any doubts, please check next time you visit your GP.

    Bungalows are strange. Some are too dated to be able to do the work. Others are, as you say, blinged into orbit with very personalised finishes, attracting a premium. Those are about £100-200k more than my budget, they exist but I don't see them.

    Over personalised houses, where the sale price includes their ridiculous/pricey personal choices are annoying when you think "if you'd not done that it'd be £30k cheaper and I'd be able to afford it and I'd want it".

    Most here are failing the "orientation" test. New builds tend to fail the orientation and parking test. "Refurbished" ones tend to have just splashed paint around and laid a carpet down - but are poorly laid out still as they did the bare minimum to flip it.

    I'm going through all 100 available bungalows at the moment and still dismissing them for the same/original reasons.

    11 of the 100 or so are mobile homes on a retirement park.

    Many have the conservatory coming off the bedroom at the back - and the lounge at the front... but they usually fail the orientation test as the sun's actually in the front garden :)

    The sooner you go and see it, the better. You should ask the agent, point blank, why the previous sale fell through. After all, you can't rule out the possibility that he'll tell you the truth!

    If it's on at £300k, of course you can offer £280k, then settle at £285k. You don't know what offer they accepted in 2017. It may have been £250k.

    Round here, the market is very, very slow. So, you'd be welcomed with open arms as a proceedable buyer.

    Well, I'm sure nobody's interested, but I'll tell you anyway.

    It was fine. Very clean. They absolutely want full price though. They've bought another and are exchanging this week - they're paying cash for that, so quite happy to sit on this one, waiting for their full price.

    *sighs*

    If you like it, if it ticks the boxes, decide what you would want to pay for it, and offer a bit less.

    By offering a bit less, you have wriggle room.
    "They're happy to sit on it". Are they? Test that by offering what you'd pay for it.

    With the wriggle room, you might have a deal.
    If not, well, at least you now know what you could settle for!

    (It's all so hard, isn't it? But remember that for every perfect house you find out there, there will be two or three others just as, if not more perfect!)
