Hi, I've viewed a home that I really like, all great.. However it has this panels on, 15 of the things, from A shade greener, put on in 2014.
Not only do they look ugly on the front of the properties south facing roof, but, as many others here have found they have some fairly notable downsides. My question is what sort of money do you think I should be reducing my offer by compared to an identical house without them, or maybe I should just not make an offer at all so I don't have the headache for the next 18 years!? Thanks for any help.

Wow so we bought our house in 2018. It now needs a new roof pretty urgently. ASG cannot come to take them off until November!
I asked if what if my entire house was flooding and the receptionist at their roofing office produced the same one liner 'i understand its your house but we only have appointments in nov' again and again and again. They have obviously been trained in conflict management as thats a know wrong box right box technique.
I'm at a loss what to do? Are we totally at the mercy of these clowns?0 -

I have an offer accepted on a house with A Shade Greener panels. There are 10 years left on the lease. It is a lovely house, in my ideal area. Do I run a mile?0

Yes, don't touch it. My late Father's house had ASG panels and it made the house a nightmare to sell.

I had ASG install panels 7+ years ago now. I was a mortgage underwriter and the agreement / lease isn't a "Rent A Roof" agreement it's actually the space above the roof. This was the only way it was acceptable to the lender.
Our roof structure was sound (new roof) so no impending issues with it. If your property, or the one you are looking to buy has an old roof that is coming to the end of its life then you'll need to factor that into any decision. Not just for the ASG panels but also for any offer to decide to submit for the property.
Also, over the last 7 years they have generated 21,789kwh of electricity for us. That was a reasonable saving even back when they were installed. At the moment, it represents an even larger saving given we're generating 5-23kwh a day.
I certainly wouldn't not buy a property with these panels given the money you'll save but, as for a print out of the last 31 days to makes sure they are working well and allow your solicitors to do the job they're paid for... Deads of Variation etc.0 -
