Lancaster is a good bet. 3 miles to the seaside, 30 minutes to lake district, North Yorkshire half an hour away. M6, train links good. Manchester less than an hour, as is Liverpool, Preston, Bradford. Even Scotland or Wales are only an hour or so away. 2.30 on the train to London.
Plus, to be honest, a mortgage for 40k ish at 1.29 % (I think I saw that advertised) is buttons.

You want to buy a house for £60,000, and you want to live somewhere 'nice' - good luck.

Hello, we have just moved to Llandrindod from Essex, and have traded our modest 70s box with 20 years mortgage attached, for a huge 5 bed period place, mortgage free and money in the bank.
It is quiet (we like quiet), but be prepared to travel fair distances for amenities you may take for granted now.
We love it, but it was still a culture shock when we wanted a dishwasher and asked where the nearest retail park was (an hours drive is the answer).0 -
If you have £60k in cash and you can buy somewhere near where you live for £120k, that's just £60k you would need to borrow.
You could get a 2% mortgage given the size of your deposit, so that would work out around £250 a month on a 25 year mortgage. I would assume you pay more than that on rent at the moment.0 -
I've lived in Teesside my whole life and work in Hartlepool and there's some beautiful areas around here- and cheap! I've just had an offer accepted for £130,000 on a lovely 4 bed property in a semi-rural area and that's at the top end budget for this area. Thoroughly recommended :j0

An estate agent put us off buying in your area, claiming that the winters there were long and harsh. She knew we had a small business growing and selling plants.
So we moved here in mid-2009 and lost half our stock in the following extremely severe winter! :rotfl:0 -
Buying in a remote spot you need to check BB speed
We are mortgage free having moved from London to NI 12 years ago. Best thing we ever done. Houses here where I live can be got for 45k although a brand new build with mains gas and sewers and fibre bb will be £120k0 -
