Whats the best cheap place to live in UK - wales or north/north east etc

Some of the prices of these houses in cheaper areas in uk are insane. Where i live in devon i'd pay maybe 120k for a rubbish terrace house in a crap street. I have no kids, no pets, im self employed work mostly online, thinking of just buying a cheap house for 40k-60k in a rubbish crap street somewhere else. I'm a first time buyer and ID BE MORTGAGE FREE! since i have the cash for this. Or i can get a 25 year mortgage and stay in devon stressed out over money for years hmmm does that sound good idea?
Problem is im worried about being punched in the face when i turn up in one of these cheaper areas... I can just imagine walking down the shops and that happening hmmm. Im considering:
Wales - anywhere south, closer to english boarder the better
North East - hartlepool, durham
North (i guess) - but probably not
Areas im not touching = bradford, liverpool.
