Which is why I suggested the towns and villages AROUND the Hull area, not Hull itself...
And a 20 minute commute?? With traffic down south, you would need to live really close to where you work due to traffic, and if you require the insustrial areas for work, then you are perhaps looking at grotty estates.
Are you sure this isn't a school holiday wind up thread?? Tiny budget and wanting a nice place to live but suggested London???????
And the drip feeding of information.
Are you actually an engineer OP? The capacity for independent thought, and the ability to research and plan seem to have passed you by.0 -
Work in automotive/aerospace engineering, would be willing to travel a max of 20 minutes to get to work, to start I will be renting so doesn`t matter as long as there`s 2 bedrooms, renting max of £600pm until we find a place we want to buy, and I'm not interested in any deprived areas and as far as I know Hull is one of the worst places to live so that's a no.....
Judging by your constraints I would:
Find a job first,
in middle and North England and Wales,
use works postcode on Rightmove to find a property to be within 20 minutes commute,
discounting any deprived areas,
checking desirable living areas list closest to work before buying.
It sounds doable.
Where is the bulk of your industry based?
Mine was in London so had no choice but to move to the SouthEast so my commute was 1hr. I have been trying to cut that down ever since without any luck. The positive is though we have made a lot of money on our house.0 -
The other thing you should be considering is disposable income.
Gross disposable income is described by the ONS as money left after 'expenditure associated with income', such as taxes and social contributions, property ownership and provision for future pension income.
It reflects what people have to live on once their taxes, mortgage or rent and pension savings have been taken out.
This is why you should not discount Wokingham. Every town has their council house area you don't have to go there. Wokingham is not a deprived area.

South Wales. We have automotive and aerospace industries here. Cardiff is a lovely city and beaches and countryside are close by.
However, you won't get a place for £600 a month in the really nice areas, meaning your commute would most likely be longer than 20 minutes.
Having said that, with the M4 on our doorstep, it only takes us 30 minutes to get into Cardiff, and we're about 25 miles away.0 -

For prices and statistics use: https://www.upmystreet.com
To determine areas, I find this website so so so useful: http://www.commutefrom.com/
Basically plug in where you want to get to, and what your time for travel is - and it will tell you the places furthest out to go and you can go from there!
For things around sold house prices, you can use https://www.nethouseprices.co.uk and plug in some postcodes that you find.
Regarding looking at the market and understand prices things have been up for, then use rightmove and click "Price Comparison Report" and plugin any postcodes you have.
You definitely want to install Property Bee in firefox so that when you search for rightmove listings you can see when it was first seen, any price reductions and comments changes: http://www.property-bee.com/
Make sure you register and have "Work in a bee" ticked to get that information.
Regarding other things - Google Maps is great to pick out areas, street view what it looks like and to pinpoint locations and get postcodes.
Good luck!!0 -
I would try using findahood.com to model areas you may be interested in.
Areas you may like to consider could be Merseyside/West Lancashire. Some beautiful countryside, not far from nice beaches and plenty of automotive/aerospace work in easy enough reach, with BAe just outside Preston, Jaguar Land Rover in Halewood, and Vauxhall at Ellesmere Port, not to mention Airbus at Broughton near Chester.
Another area that may be worth considering is the north east, particularly Tyne and Wear (Newcastle/Sunderland area). Nissan have a massive plant up in Sunderland going from strength to strength; they are committed to the region, not to mention all the parts manufacturers. Again, close to the coast, and Northumberland, the Cheviots and North Pennine areas are all beautiful countryside within easy reach.0 -
Exeter.
Cathedral, university, hospital with A&E, airport, close to the coast, fast trains to London, rugby team, football team and a Lakeland and John Lewis.
