  • We got the updated updated documents (intentional typo) sent today.

    I am not convinced it will happen
    Have 4 defaults more than 3 years old(still paying them off monthly)
    £27000 deposit and using HTB
    31.07.20- Only phone broker to make an enquiry as wanted to save more and he got a DIP with Kensington within an hour.
    08.08.20- reserved new build, got 5% off
    10.08.20- application submitted 
    12.08.20- more documents requested
    12.08.20- broker phoned with life/mortgage insurance quote

    Now that's it
    Valuation instructed today- not sure what that means whether good or bad don't know
    I'd take it as a good sign. If they thought it wasn't affordable to you they wouldn't get to that stage. Try to get documents together ahead of the game as they do want to see everything in detail! Good luck x

    I think it's a 3 to 4 day turn around so maybe you'll have an offer by Thursday/Friday!!??

    I hope so. My broker asked if that was everything they required and there response was ‘we think that’s everything we need but we can’t confirm we don’t require any further details until the offer is made’

    27th July - Full application submitted 

    7th August - Valuation carried out

    13th August - Valuation accepted and proof of deposit requested along with proof of funds for 3x mortgage payments. Those were submitted on the 13th late on. 

    How long before the offer is made do you think? Do you think it’s looking good for acceptance?

    27th July - Full application submitted 

    7th August - Valuation carried out

    13th August - Valuation accepted and proof of deposit requested along with proof of funds for 3x mortgage payments. Those were submitted on the 13th late on. 

    How long before the offer is made do you think? Do you think it’s looking good for acceptance?

    I had to send in quite a lot of documents and I guess it depends on people's applications on how straight forward it will be. I think the fact that you've had a valuation means you've passed affordability checks. Everything thereafter is credit checks, cross referencing and double checking. Good luck 🤞

    Yeh I’ve had the hard search done 2 weeks ago so hopefully not long now before an offer is made, will keep the timeline updated.

    Yeh I’ve had the hard search done 2 weeks ago so hopefully not long now before an offer is made, will keep the timeline updated. 
    I had the same request around 2 weeks ago, they then asked for an updated pay slip for my wife, more information from my accountant and more bank statements for my business. Make sure you clarify exactly how they want the documents to be received, this is what’s causing my current delays
  • So after 10 long and gruelling weeks, we finally got our Offer yesterday! It almost makes all the waiting and stressing worth it! 

    For anyone waiting a while, I sent them a message on Facebook yesterday morning just explaining how long we had waited and received an offer by 2.30pm the same day!
