    CCJ’s only stay on your credit file for 6 years 

    Just took this from Experian 
    A CCJ will stay on your credit report for six years, even if you pay it off during this time. After six years it will no longer appear on your credit report, even if you've not paid it all off by then.

    I’m clean with one years books at 29k and my girlfriend his employed full time with 49k the last 3 years! We have a 20k deposit. What do you think our chances are ? House his 186k but needs a lot of work. 

  • Update - Kensignton have finally recieved our references and only queried one thing on bank statement which was answered straight away and have said every thing is fine and only thing they waiting on is house valuation. unfortunatley surveryors are so busy atm and we are booked in for 12th August! so still a few weeks to go :'( but i feel like were actually getting somehere! 

    6 weeks 4 days and counting ...

    If the ccj is on her file and older than 6 years from when it was settled I would ring experian or which ever credit reference it is on and ask them to update it and take it off. 
    I think you will be fine with it there or not tbh as the ccj is old and for a very small amount. 
    As long as the house passes the valuation I think you'll be fine if there's no other credit defaults etc. 
    check out kensingtons website, it explains their criteria for their mortgages. what they allow etc. I think that will help ease your worries. It's still a long process with Kensington but will be worth it in the end.

    We are now 59 working days in. Think I check my e-mails at least 5 times an hour these days.

    Our valuation was finally completed on 20/07.

    Since then we've had one request for some documents (which they already had) and this afternoon have requested one more document which we should be able to get to them tomorrow.

    Our MA seems confident that we will have our offer by the end of next week at the latest but I'm becoming increasingly hopeless! 

    Does this sound promising do you think? How is everyone else getting on at the moment? I hope your all calmer than I feel!

    We are now 59 working days in. Think I check my e-mails at least 5 times an hour these days.

    Our valuation was finally completed on 20/07.

    Since then we've had one request for some documents (which they already had) and this afternoon have requested one more document which we should be able to get to them tomorrow.

    Our MA seems confident that we will have our offer by the end of next week at the latest but I'm becoming increasingly hopeless! 

    Does this sound promising do you think? How is everyone else getting on at the moment? I hope your all calmer than I feel! 


    We have had a nightmare the last 3 weeks. Our valuation was done in the 9th July, Kensington got the report back on the 12th July and questioned it as it said there was movement in the property, it is a new build so not even built yet so can’t see why the surveyor said there was movement. This was resolved and was told that valuation was now ok on the 14th July and we should go to offer.

    So we were expecting an offer over the next few days but we’re told on 19th July that there is an issue with the roads and sewers agreement not being signed. So they wanted reassurance from the solicitor. Asked solicitor to look at this on the same day. On 22nd he sent an email to the developers to clarify, we had a bit of a fall out with the solicitor as he raised this query on 2nd July and it was answered by the developers but that’s a different story.
    Developers sent email back the same day on the 22nd. Took solicitor 4 working days (28th July) to send a two line email to Kensington confirming developers responsible for the roads and sewers until they become adopted and also NHBC surety bond to cover them incase the developers don’t.

    Then was told by our MA on 29th that it was with Kensington legal department and if everything ok then we would be at offer early this week. Our MA told us that Kensington are happy with our application and will offer the full amount once this issue is resolved.

    phoned him today and told that no update as yet. So we are still waiting at the moment.

    we are 34 working days in since submission.

    It’s so frustrating playing the waiting game as it’s out of our hands and everyone is waiting on this answer and everything seems to take over a week to sort out.

    I know the feeling. Our MA seems to think everything is fine but every time we're told to sit back and expect the offer, we get another request for documents!

    We sent all documents requested from mortgage advisor on the 30th July ! 

    Come back now asking why my profits was down 2019 - 2020 obviously due to COVID and people not letting me in there house and asking me to write a letter explaining which I sent straight away back to the mirage advisor. Also asked for abit more information! 

    His this a bad sign or good ?

    Hi all - currently 13 (working) days in with Kensington and stress levels finally through the roof enough to need to shout about it!

    Our timeline so far with them:

    30/6 - DIP
    19/7 - Full application submitted, hard credit search from Kensington appeared
    28/7 - Kensington asked for up to date savings statements from our ISAs, but also instructed valuation - am I right in thinking they don’t do this until they’re happy with everything?? And possibly the up to date statements are just to tick a box??

    Valuation was carried out today, how long did other people have to wait to hear back? I’m seriously panicking the house will be down valued - no real reason for me to think this I’m just panicking I think as everything else seems to be going without any major problems! 

    Mortgage offer is the last thing we are waiting for before we can talk exchange - which would happen pretty quickly (we’re FTB, moving into empty). Think I’m stressing because it all seems to be happening now!

    Yours has moved very quick compared to some of us here. We were told that they only instruct valuation if they are happy with your basic application. From what I have read on here they usually ask for something after valuation. Hopefully you got a decent surveyor who know what there talking about. We got unlucky.

    Well after waiting and waiting we got told by our MA today that we have had our offer issued and should receive it in the post next week. Thank god it’s been stressful waiting and waiting and we seemed to get all the bad luck with documents not being sent across due to technical issues and a lazy copy and paste surveyor.

    it has been 35 working days since submission and we will hopefully have our official paper offer next week.
