How rude Nonna. I think people view sometimes to confirm what they don't want and to get an idea of what their money will buy them at each level. Not great for us sellers but I shall be a buyer too soon I hope so I shall try to be a considerate one

Well not quite all. I got the draft brochure from the Agents today. I was underwhelmed. However, I gave them a call and it became clear that the job of choosing the photographs to include is that of the junior administrator. She had chosen the photographs that appealed to her, not the ones which illustrated the unique selling points of the house! They sent over all the photographs they had and we agreed on some which I think highlight the great things about living here.
The description is quite light. Apparently all their customer surveys show that describing lifestyle is more appealing than the house specifics. Specifics like whether the cooker is included only become important later in the process. There is a floor plan though so at least people will be clear on how many bedrooms we have before they visit :rotfl:
So we will be live tomorrow :eek:
I have sent an update to our neighbourhood. We are a small hamlet. When our next door neighbours moved they didn't tell us anything. We found out they were moving when the 'For Sale' sign went up and only realised they'd reached completion when they took down the curtains and the removals van arrived. They were a bit odd though. Good neighbours as so quiet and extremely good at neighbourhood watch (even though we don't have neighbourhood watch) but didn't socialise at all. Anyway, I think it's only polite to let the neighbours know what's happening - after all they'll have to live with the new people.
Really hoping we get some early interest. We're not under any time pressure to sell but, once you've made your mind up you're going, you just want to get on with things.

I am indeed down south, lovely but busy
my neighbours are making the move and sent us a lovely letter to let us know.
I would love somewhere with a bit more land so I could add to my flock (well three) of chickens and the dogs and cat could have more space to run around in.
Interesting to know what sells a house these days!0 -

Luck I think Darpett :rotfl: The right person looking at the right time. My Agents just said to have the house tidy and clean. A couple of rooms really need a coat of paint but they said that wouldn't make much difference.
Mr F aspires to a little bit of land. He would love to keep chickens and pigs when he retires. We're pretty rural at the moment but it's getting so busy in the South and there's so much pressure to build that we fear we will get hemmed in eventually. I would like an open plan kitchen diner and 2 bathrooms for when family visit. Whether we can stretch to this is entirely another matter :rotfl:

:eek: - um.......... I find that quite worrying. What are the agents actually doing to earn their commission? They're not showing folks round are they? I remember when I lived in Wales, the agents always did the viewing - I found that strange coming from England where the householder did it. Although the house next door to us has sold......3 times, and everytime an agent has done the viewings (probate and then 2 x rental house) - I'd actually consider using the one agent on the back of it - full of 8**lsh*t, but very slick, and got the house sold for above the asking price both times he had it on his books
You are VERY considerate with your neighbours, I've never lived anywhere where neighbours have done that - and I wish the one lot here would booger oorf - they wouldn't even have to let me know, I just wish they'd sell up and vamoose :rotfl:

I wasn't impressed but they put things right quickly. They are showing viewers round - the impatient lady just turned up half and hour early and knocked rather than waiting for the agent.
We live in a small hamlet and know most people in the area. They are all lovely and I know it's a worry when you get new neighbours. It doesn't cost me anything to give them a brief update and, hopefully, they won't start lighting bonfires or anything whilst we having viewings.
Hope you get better neighbours soon.

Wow! Hope our viewings go that way. Our house is structurally sound and generally in good order. I think that when you live in a place your notice the paintwork more. When you're just visiting you pick up the ambience. At least that's my hope :rotfl:

I've done very little today - too excited about going live in the R1ghtm0v£ catalogue. We are now on and had a viewing booked immediately after we went live. It sounds as though we are a perfect fit for them so fingers crossed (although I think we will be quite lucky if we get an offer this early on).
There was a bit of too-ing and fro-ing to be done with the Agents to get the marketing agreed and Consumer Protection Act paperwork signed and returned. Plus our very community-spirited neighbour arrived this afternoon to set some hares running about a possible development near us. Just speculation and nothing to worry about but it does reinforce why we want to move.
I sent our neighbours a link to the details. They've probably all set an alert up anywayMost have been really lovely but one did say "Amazing photos. Gotta love a wide angle lens." I have not responded as there's a chance I might be a bit rude
Another friend said "That looks nice, why don't you live there?" And that is something we're still debating. This process has reminded me of how great it is to live here and how happy we have been.
Anyhoo, we are committed now and it's a case of wait and see.
I called up about a couple of properties to view this afternoon and one looks promising :T
