    Actually that is better because if you sleep in the living room the boys can have your bedroom and the girl can have the one on the top. Or use the biggest one for the boys. Because of the way the house is built it would mean that you all have some privacy because of the different floors.

    Get yourself over to the debt free wannabe part of the forum, the people on there are wonderfully helpful and will help you get a plan together to pay down your debts and improve your credit score to the point where, in a few years, you may well be in a position to move to a bigger house.

    I do think that your children deserve better than to have to share a room with a sibling of the opposite sex as they potentially start puberty, but renting is probably not the way to do that as the monthly costs are usually higher and the security and stability is much much lower. I also don't think that not having a lounge for over 10 years until the eldest moves out is a great idea either, not brilliant for family bonding and togetherness!

    How about a 3 year plan to save more and improve your credit score? Surely you've paid off more than half the mortgage and could buy a house valued 50% more than what yours sells for?

    Indeed, don't understand why you are focusing on moving home now when your reasons to do so are not an issue at this point of time and won't be for some years. Not only is it not an issue, but you might even find that until they are teenagers, they do want to be in the same room, as my kids did until eldest was about 13, despite always having their own room.

    You are better focusing on your careers and reducing your debt in the next 5 years so that you can find yourself in the situation where you can afford to move to a larger house.
