Concerns about new build

    Following on from my earlier post about our 4 bed houses with only one parking place each, we walked home late last night and all the street lights were out, pavements blocked by parked vehicles, nightmare!

    I'd have gone with one of the houses on the edge of the estate facing onto welton low road as it does not look like the type of road that would attract parking and the houses are set back from the road.

    To be fair, not all new build developments have rubbish parking – but I will agree that the majority do. We moved into ours just over two years ago, our two bed semi has a driveway for four cars (double width and length) and pretty much every house has at least two-four parking spaces (the earlier phases seem to have less parking for some reason) and there are lots of “visitor” spots dotted about. The larger houses (three-four bed) all have garages as well.

    However, I have noticed that it doesn’t seem to matter how much parking is provided, you will always get people who don’t park on their drives, don’t use the visitors spots and randomly park on the road or blocking the pavements. Our next door neighbour being a prime example, their driveway can hold two cars but it’s a one after the other type drive and rather than switching their cars around when needed, one parks directly outside blocking the entire path. Just yesterday, they had visitors and rather than using the visitors spots literally just across the road, they parked awkwardly outside the houses, blocking the pavement and one of them parked half across our driveway (they were told to move it pretty sharpish).

    I have also noticed that barely anyone who has a garage, actually uses it for anything else other than storage.

    So, I wouldn’t worry about it too much. I think even if parking wasn’t such an issue in your development, it wouldn’t necessarily mean you wouldn’t get people parking randomly.

    this is the problem buying into new estate with 3/4 bed house they are family homes and kids get cars.

    eventually they go to college or leave so the problem reduced.

    Mature estates those with families get out of sync so the problem reduces but they tend to have more space anyway


    I would have been more concerned about the future development on the left is this the access road.
    not sure how uptodate this full plan is.

    The need for an Attenuation basin with a pumping station would have needed some research.

    We have a restriction in our house deeds that says we can't park in the street and everyone adheres to this, though it does help that most houses have parking for 5 or 6 cars in the driveway. We don't get problems with others parking here, I think it's because there are no cars parked, people think there must be some sort of strict parking enforcement in place.
  • I would be lying if I said that I wasn't concerned by it.

    All of the ones on the front of the site facing Welton Low Road appear to be in better position with regard to parking, however, that road is very noisy and also at the bottom of a slope - I've seen already that there are pools of water running all the way across the back of the houses on that side given the slope of the site.

    I guess what will be will be. Having looked at some other sites there are passing places and parking spaces for visitors dotted around the site which this one does not have which is weird.

    Likewise, having had a good look this weekend there also isn't that many spaces really where people could park on the road because the houses are quite close together and there are many drives in the way... not sure what will happen really.

    I guess if you have 3 cars - people might be forced to put one into the garage. I have also walked around other estates and parking is clearly a problem.

    I am not concerned about that side of the site to be honest. It's only a small site (both parts included) of around 150 houses - they cannot build anymore because there's no more land it runs out and into a road.

    We've seen the plan as well and it has its own separate access.
  • A saving grace might also be the fact that people just don't have that many cars on average having researched into it a little bit...
