Any sort of history of subsidence, whether remedied or not, would change my mind about buying a house. It's not possible to 100% remedy this type of thing unless the house is lifted, the area completely excavated, sured up, new deep foundations laid and the house popped back on top as far as I'm concerned. I wouldn't want to inherit someone else's stress.0

Even a small amount of cracking caused by a leaking pipe washing soil away needs the house lifting up??0 -

Stop making excuses for the seller, sneaky people get old too and just because someone is older does not mean they lose their sneakiness.
If he had dementia or anything else presumably he'd have a carer or a relative to assist in this major life altering decisions like this. You need to walk away.0 -
OK here is the latest for anyone that is interested.
The seller has now sent over the full costings of the repair works (not sure why he has claimed for subsidence when it was only £2500) but that is the cost for the repairs which are mostly interior cracks.
He has also provided a CSA.
The only thing I am waiting on is the insurance schedule and providing the premium isn't ridiculous I am going to look at offering a revised offer for the house.0 -
Just my tuppence, from buying and selling a house with an historic subsidence claim.
We bought our previous house, knowing it had a section underpinned due to damage from collapsed drains - very obvious repairs, with the whole corner of the house rebuilt.
It didn't cause a problem with the mortgage, both buying and selling.
Our understanding was that the original insurance company could not refuse insurance, but had the right to increase premiums. We didn't look into other insurance companies, as the premiums seemed pretty reasonable. There were very high excesses and exclusions on any future subsidence claims, but that was all.
Our buyers were wary, and we had to produce a lot of paperwork to convince them, but ultimately they wanted the house enough. As long as it was insurable and mortgageable.

Personally - I still wouldnt want the house.
I dont think its worth buying it unless you can negotiate a price for it that allows for:
- being stuck with one insurance company (ie they'd have you over a barrel as regards the amount you had to pay for insurance each year)
- reduced chances of selling the house on subsequently if you decide to
Though I think I'd have too nasty a taste in my mouth from the sheer level of shenanigans the vendor has been up to so far that I'd probably have been put off buying the place anyway. A lot of us have to put up with vendor try-ons and it's possible imo to look at the vendors face and think "Yep....this one is a Right One" and take that into account (I could tell from their faces that "Oh it's one of those" on both occasions I bought a house so far). But there are limits beyond which a Right One has turned into too big a wotname to even try any further with. I think your vendor is a particularly bad Right One by the sound of it...

I agree he is a right one. Still rings in my ears he said he was happy the house was going to a young family (we have a nearly 2 year old daughter).
I'm going to want the house at 380k providing his insurance premium is less than 300 a year. Itll come as a shock to him and chances aren't he won't do it so I'll just walk at that stage.0
