We've been in an area that is a 'low flood risk' area and the policy was over double what it was for an area (similar house) a bit further away.
It was miles away from a river, but still considered a 'low risk flood area'.
Are you sure the difference is due to the house itself and not the area, or you? or the options you've chosen on the quote?
Could you do a quote for another property on the same road (say next door, over the road, or whatever) and see if there is any difference?0 -
Steeb, will do.
I live 3 streets away already so I'm not far away. Not near any water etc... So pretty sure its just the subsidence.0 -

I guess its a good thing I am suspicious by nature. Looking back so many red flags that I've tried to justify / make sense of.0 -
What's that phrase again - you know the one:
If it walks like a duck, talks like a duck......etc etc...
= chances are it is a duck.
Look at it this way - he started on a wrong foot right at the beginning - ie putting it with an EA known for trying to charge inflated prices for property. I don't suppose that was any coincidence....
Sounds like this vendor is someone who is just trying trick after trick and hoping one works...0 -
Thank you on the most part to people that have given advice and voiced there views.
The seller decided he would accept 395k for the house which I declined and it is now back on the marker with subsidence in the write up.0 -
Fingers crossed for better luck next time.
At least you've not thrown good money after bad...0 -
That was a lucky escape.
Went to view a property recently same problems as yours and as it was empty lifted the carpets finding huge cracks in all floors and they were crumbling and need replacing.
Huge gaps along floor in one room on an outside wall that was on the opposite side to where the subsidence was reported.0 -
buyer or seller?Another night of thankfulness.0
