Our vendor has now asked for £4k more - basically wanting me to pay ALL her EA's costs. We were buying privately, having viewed it well over 6 months ago. I told her to check her bloody contract and said perhaps she would consider my max offer - lower than she hoped for - as she didn't have to pay EA's costs. I never said I'd pay more for the property if she did have to pay for EAs (which is what she's saying now)!

Really really really peed off. It's as much the principle of the thing. Unfortunately I am very stubborn and will cut my nose off to spite my face. I definitely don't have a spare £4k (or even a spare £40 lol!) but I think I could perhaps split it with her and contribute another £2k once the sale's gone through as there will be 'spare' cash (is it ever spare? We'd allocated it all, but things can wait).

Also she wanted it as a cash bung from what I can decipher from her email rather than adding it to the sale price. Said to 'save me paying more stamp duty'. Err yeah great, how kind. An extra £200 ta, and risk of Inland Rev flagging it up, and her with several grand in her back pocket. That definitely ain't happening.

Seen another lovely one (major compromise on parking though which is notoriously bad in Leigh-on-Sea). Also loads more expensive but perfect/immaculate/extended/extra bedroom.

    ARGHHHHHHH!

    Good luck all

Oh Hazy, that's not good
So is she saying now that there is still some clause in the old EA contract to say she needs to pay their fees because they introduced you?

I'd be loathe to pay it, and certainly not in cash, if you do decide to compromise with her I would be adding it to the purchase price, However, my inclination would be to tell her your max offer and stick to your guns, if she can't afford the fees then she needs to withdraw from the sale.

Go and see the other one, and look for the positives with how the parking can work, In our current house parking appears to be an issue on the face of it and most potential buyers have asked about it, in reality it isn't as it seems... I won't bore with the explanation of why, just trying to say that it might be ok when you go to see it :D
  • Hi all,

We bid on a house yesterday at closing date (quite common in Scotland) and narrowly missed out :( I'm gutted but not alot we can do!! House wasn't perfect but ticked a lot of our boxes and then some and I'm pretty sure we won't get a better house for our money.

Viewing another 2 today but neither are ideal. We are going to be moving in with parents temporarily while we find somewhere which I'm dreading but I suppose we're lucky we even have that option.

Need to start organising storage, cancelling of contracts etc. as we move in 5 weeks...

She came back today saying she'll pay it as she doesn't want to lose the one she's buying. Would've reluctantly paid half if she'd asked, so that'll serve her right not negotiating and for asking for the full amount to start with. We're expecting the house to be an even bigger tip than it was before!

But least I can deal with her EA now instead of her! :)

    Cheers! X

Still havent found anything. Moved out week and a half ago into a bungalow that used to belong to my husbands nan. Tenants moved out and its now up for sale so we've moved in temporarily while its on the market. Someone put in an offer which was accepted but they've now pulled out. Gives us a bit of breathing space before I have to move in with in-laws!

  • Have any of you tried any alternative methods to finding a house??

Other than searching Rightmove about 50 times a day, I'm not really sure what else I could be doing!

We have certain areas we're looking at but not particular streets so not sure about leafletting. I also don't like the idea of advertising on Facebook as don't really want everyone I know knowing what I'm looking for, budget, etc.

We've been wondering the same thing scottishgirl87 - we're quite open to area so delivering leaflets is out of the question

I've checked the local newspaper to see if there are any private sales and someone suggested gumtree to me but I haven't looked on there

Like you I don't want to go on facebook - haven't even told a lot of people we've moved out and don't want to putting info about budget etc on there

Joining the house hunt, hoping not for long.

    We had DIP 31/7
    Made a offer 01/08 - rejected
Second offer 02/08 - awaiting response.

If rejected it's back to looking but there is very little in the area we want. Been looking for a year while saving and this is the only property that has floated our boat.
