    I wouldn't be surprised as if OP was concerned about the fire alarms they would have purchased their own until the issue was finally resolved.

    I got a couple of those from the fire brigade (Scotland). They're Fire Angel smoke alarms which are sealed units with 10 year batteries inside.

    They aren't wired in, it's just a long life battery.

    Having been there 10 months with a number of unresolved problems, yes, i am trying to get out. I need to plan for costs involved and will look to keep these minimal. If landlord had taken action on these issues when raised back in November I wouldn't be pursuing this.

    Is your LL responsible for resolving any of the issues you've listed though? Possibly not.

    Op, you have my sympathy. It's not like you want to live your life and get on with things without having to constantly hassle the landlord is it?
    Sadly despite the landlord not being great, that doesn't necessarily mean you can end your contract.
    1) microwave - not essential. I'm not sure if the landlord has any responsibility re thus, but common sense would suggest if they provide it, it should work. Frankly it's probably just easier to go and buy one (20 pounds). No you shouldn't have to, but get.
    2) the oven/ cooker not working. I think the landlord is responsible for this one. I'm sure the landlord has to provide a means if cooking and to keep that item in good repair (it's also a white good) so I think he should fix this.
    3) dishwasher broken -not essential, you can wash up by hand. If the landlord provides it he should maintain/ repair it though. It does seem unreasonable for him to not fix this.
    4) fire/ smoke alarms. Yes the landlord should provide one but I don't think it needs to be wired.

    It doesn't sound like a great place to live and I can understand wanting to leave but you may not be able to, I'm afraid.v

    I read the OP that it's working. It should be fan-assisted, and the fan's not working, but that doesn't mean the oven doesn't work. The oven temp markings have gone awol, but that doesn't mean the oven doesn't work.

    That is a separate issue! The AST should have had a break clause but the estate agent made a number of errors on the AST that were pointed out at the time. Not helped by the estate agent employee that was dealing with me leaving a week after the tenancy started, leaving a number of issues outstanding. It has certainly added to the overall experience. I had something similar when I rented up in Birmingham for a year, for me it appears to be worse when the estate agent is just the introducer, letting the landlord take over after the AST is set up. It's all a part of the experience I suppose.
