Is the LL breaching "The Smoke and Carbon Monoxide Alarm (England) Regulations 2015?" Do the smoke alarms need to be replaced just because they are over 10 years old? Surely the important thing is that they work?
How have you contracted your landlord about the repairs? In writing to the address for the serving of notices given in your tenancy agreement.
No, nothing you've said so far means that you can end your tenancy during the fixed term.
No inspection was carried out at the start of the new tenancy, that is a breach. They don't work. He tried to replace them with a battery operated one, but the electrician who was working on other issues has told him that as the existing ones are wired in then they need to be replaced like for like.

They don't need to be wired. The check is carried out when the tenancy starts, even if that is before you moved in, so they may have been checked without you knowing.

Hmm, they haven't worked since I moved in, and the landlord has told me he assumed that the estate agent would arrange inspection prior to me moving in. The other problem is not being able to access them! 20 foot ceilings, so my step ladder does not reach.0 -
