Well I won't accept less than £125 no matter what.Similar houses have gone for 130 to 140k not a chance. The quick sale companies offered me £125k if I left it on the market for a minth;the estate agent valuations are 135 to 140;
People really are taking the liss suggesting £108k.
Well 100% of £108k is a whole lot better than the 0% of the £125k that you are going to be waiting a long time for.

In the same area-Bramley.The estate agent showed me a pic of one she recently sold.Why would she recommend £135 to 140k as a guide price if it's unrealistic?-so 130 is a reasonable price-and another agent has told me that.
It's been on for 4 months0 -
Sounds like you just posted to hear what you wanted to hear and nothing else. You've come on to a forum asking advice, got pretty much the same response from everybody and then refuse to take said advice.
Edit - If the estate agent is so gleefully showing you similar properties that they have recently sold, then I'd be asking them this question as to why they can't sell yours.0 -

To get you on the books and then manage your expectations downwards. Amazing how many people just go with the EA who suggests the highest initial price.
Remember your EA doesn't care if you sell for £135k or £115k, their commission isn't much different. They do care if one of their rivals gets the commission.You can pick your friends and you can pick your nose but you can't pick your friend's nose.0 -

They expect the amount of redecorating required to be reflected in the price.

Look at those two comparables, and tell us exactly why you think your parents house is worth the same as those two... I'm looking at them, and I'm seeing a ballpark ten grand to take your parents house to a similar condition. And that's before the hassle factor.
The OPs is an end terrace not a semi detached so would be worth a bit less, anyway.
I'd be having a look at something like this if I was a buyer.

Flippin' 'eck. That makes £108k for the OP's look OTT.
Edit: I've just noticed something about that one...
The OP's is listed on the EPC as 66m2 floor. This one is 84m2 according to the floorplan. 1/3 more space than the OP's, for £15k less, with much less work needed.
SNAP THEIR HAND OFF for that £108k.0 -
But the point is its not selling OP. This money is a gain for you.., you, presumably, didn't pay the mortgage so sell it for what it will sell for. It seems it won't sell for the price you want. I know you probably feel your Dad is being dishonoured because no one wants the house you and he loved.., but you do have to be pragmatic too.
It isn't selling at the price you want to sell it for.
You do know EA's don't always tell the truth?0
