Also, find an agent which doesn't do that ridiculous Photoshopped blue sky. Seems counterproductive to make the garden look so dull even on an apparently bright sunny day.0

An end of terrace doesn't make a house a semi detached.
It may be in good condition, but its tired and the old furniture doesn't help. Definately a project house which needs pricing accordingly.0 -
It might sound daft, but can't you just spend a little bit to make it a bit more neutral, change the bed sheets even, people want neutral, a blank canvas if you like.0

That is the type of house I'd buy as a renovation project, but not at that price. If you have been on the market for a year then you should have changed agents by now.
Sure, its nice and clean but as others have said virtually everything needs replacing.0 -
I would even want to change the front windows, as their style means that there is no fire escape.
Bathroom needs completely gutting.
Kitchen needs at least a refurb.
Fitted wardrobes removed.
Decorating all through.
And I personally would want rid of the stone fireplace and gas fire.
Also I would want the wiring checked and if necessary rewire. Ditto boiler.
All work that the buyer sees as making a huge hole in their bank account, so of course they will offer much less than asking price.
I personally would try to get the £108k buyer to go to £110, but if they won't, then accept the £108.(AKA HRH_MUngo)

If I were the OP I would accept the offer of 108,000 and thank my lucky stars I achieved that amount.
I think the house has so much potential but needs a LOT of modernising.
Hope you take on board all the comments OP and can see you need to lower your price a good bit. Good luck0 -
I think it's all been covered. But in the living room I'd paint the chimney breast to a more neutral colour and replace the carpet. Also get rid of some of the 'old person' clutter. Replace the carpet in the kitchen with a vinyl flooring and get rid of the table cloth. Also shift the 'DAD' flowers in the garden!0

I don't understand what the problem is.Its very fairly priced at £132k.The house is immaculate and the decor is elegant though not the most modern or trendy-my dad was 90 when he died-why does anyone expect it?-if the decors not modern enough it's for the buyer to sort it -I simply can't afford such fundamental changes.

It's price - I could find the below for £2k less, they need far less decorative work. I'm not from Leeds, and the others may have other issues for all I know, but the fact yours has been sat around for ages suggests it's not priced to sell.

I'm sorry if this is hard to hear OP, but your house is over priced. It needs too much updating and not modernised at all, I am not surprised your buyer offered that little.
Don't be greedy and sell at a price that is more realistic priced.
The common denominator will always be price and especially so if you haven't sold for so long.
it's not just about being stingy but finding the house that takes the least to modernise. A FTB wouldn't want to do too much to a house as it could be costly and troublesome.
