Why is it so hard to sell a 3 bed semi in Leeds?

The photos are terrible. I'm afraid I agree with the others here. Every room would need to be stripped out and re-done.
..and is that really your father's funeral flowers in the photo of the back garden?"If you think it's expensive to hire a professional to do the job, wait until you hire an amateur." -- Red Adair0 -

So morbid, would put a lot of buyers off too. I wouldn't want to know I am buying the house because someone died, at least not directly. Some things buyers would prefer not to know.
Either way it needs modernisation or you bring the price down."It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"

There's no suggestion that the death occurred IN the property, if you're squeamish or superstitious, but since it needs a complete strip-out anyway, would that actually matter...?0 -
Given the decor and "no onward chain", all the flowers do is narrow it down to which of the two reasons for (a quick, uncomplicated, so reduce the offer if you tick the boxes) sale it is.

Perhaps having more neutral decor and nothing sentimental would be better suited."It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"

Sure, the OP could improve the saleability and price by stripping all the place out, redecorating it, replacing the kitchen and bathroom. But it's probably not a great return on time or money, especially if they're not local and willing to DIY.0 -

If the OP really doesn't want to come down to £108K then some cosmetic money needs spending. Clearing out a lot of the personal stuff - it only re-emphasises how dated the property. To me it looks like a typical probate sale (especially with funeral flowers there!) by distant relatives wanting to sell for maximum cash, who'll clear the house once its sold. Declutter spend small amount on neutral bedding and even painting walls could help.
That said, If you look at 3 bed terraces that have sold in the area in the last year, similar aged ones went for a lot less. So £108k might be low but not sure it would sell for much more, maybe £115k if lucky.0 -
The "DAD" reef in the back garden is pretty much an open advertisement that it is an estate sale. As someone mentioned before, the "predators" are going to be all over that.
It's a very nice house, I just think you need to take into consideration that almost any buyer is going to want to strip the whole house out and update it and the offers are going to reflect that.
If it's been on sale for as long as people have said, I'd take anything £110k or above and get it off your hands. Although I don't suppose you'll get any more than that without doing work to it yourself.0 -

WHAT is going on???
What's there may be perfectly functional, but buyers aren't sold a house on function; it needs to reflect lifestyle and aspirations to some extent. If it doesn't, then it has to be at a price which will allow for the changes required, which are still a scary hassle to many first time buyers.
Forget the £108k bid. It's a red herring of a type often experienced and it isn't personal. The person who made it will probably have made another dozen since then.
Sort out a realistic price to sell in September, as August is the dead zone. If you want to stand out, it has to beat the competition, not mirror it..0 -
Over priced at £130k in this day and age?please serious replies only.Do people expect things to be given away????
It's the buyers responsibility to make any changes-and I am SORRY but what the he'll do viewers expect when my parents were in their late 80s/90s???
Well I won't accept less than £125 no matter what.Similar houses have gone for 130 to 140k not a chance. The quick sale companies offered me £125k if I left it on the market for a minth;the estate agent valuations are 135 to 140;
People really are taking the liss suggesting £108k.0 -

Good luck with the sale. With that attitude, you're going to need it.
Maybe you'll have had a dose of realism in another year.
But I'll give it one last try...

That, presumably is OP's.
It's price - I could find the below for £2k less, they need far less decorative work. I'm not from Leeds, and the others may have other issues for all I know, but the fact yours has been sat around for ages suggests it's not priced to sell.

Look at those two comparables, and tell us exactly why you think your parents house is worth the same as those two... I'm looking at them, and I'm seeing a ballpark ten grand to take your parents house to a similar condition. And that's before the hassle factor.
So, instantly, you're down around £120k as a realistic upper end, £115k more likely to make it tempting.0
