There's two [STRIKE]arms[/STRIKE] horns to a Springbok:

I sold Dad's house as a probate sale. It was clear that the new owner would want to change the kitchen and probably the bathroom (although fully functioning, the kitchen was the original 1960s design and the bathroom was designed for disabled use) - so the EA told us what it would be worth once the work was done and we deducted an estimated amount for the work and started at that figure.
We thought it was better to sell for less and let the new owners make their own decisions about the house. As it happens, the new people have made some alterations that we wouldn't have thought of doing - I'm sure they're happy to have put their own stamp on the property.0 -
We highly recommend early viewing as this property is priced relatively low and is likely to generate quite an interest.
I like the 'relatively' ...Put another way: 'it's not exactly a bargain'

You genuinely don't know the property market at all. Every post makes you sound less informed than the last.0 -

In that situation I would just stick it in an auction, get what I can, then get on with life. But people have strange attachments to family homes.Been away for a while.0

...Or accept the offer of £109k that they had at the start of the process and were disgusted with.
We sold our family home that we'd had for almost forty years, a year ago. We thought it would be a wrench, but have walked away without a second thought. Haven't missed any aspect of it other than the little summerhouse in the garden.
Others obviously see it differently, however, a friend of mine was quite upset when the house she'd grown up in was sold recently, even though she hadn't lived in it for forty years and not all her memories there were happy ones.
Back to the OP, yes, I would want rid and would stick it in an auction asap. But then she will get upset if it doesn't go for a high enough price, so perhaps not suitable in this case.(AKA HRH_MUngo)

Imagine someone holding forth on biology whose only knowledge of the subject is the Book of British Birds, and you have a rough idea of what it feels like to read Richard Dawkins on theology: Terry Eagleton0 -
Bramley hasn't got a very good reputation, and usually house prices reflect this.
This one is overpriced. I agree with some of the other posters on here that the price needs to be reduced or put it in the auction.0 -
