They might well have guaranteed a no sale using Springbok Properties - I know a number of people who would refuse to deal with that agent and I wouldn't either. They are at the shyster end of the estate agent spectrum.
Have a look at their "portfolio" and check out the prices - most are listed at well below market with an "offers in excess of" price. If you try to offer the price that it is listed for they will tell you that you must pay an awful lot more: often 30-40% more. There have been official complaints about the way they advertise but these have not been upheld so far.
It is all covered (in their eyes) with the disclaimer at the bottom of each listing:The price given is a marketing price and not an indication of the property's market value. The vendor like any seller is looking to achieve the maximum price possible. Hence, by making an enquiry on this property, you recognise and understand that this property is strictly offers in excess of the marketing price provided.
SPCome on people, it's not difficult: lose means to be unable to find, loose means not being fixed in place. So if you have a hole in your pocket you might lose your loose change.0 -

If you want to banish offers over you'd better shake up the entire Scottish property market, that's how they're all sold here.
This house reminds me of a local one that's been for sale since 2014 at offers over 375k, and they've just changed agents with a massive price drop to sell at o/o 369,995! http://www.rightmove.co.uk/property-for-sale/property-57037990.html0 -
So from a decent(ish) estate agent to a nobody who I assume are cheap, they always seem to take on the properties which don't sell in Leeds. Seen this happen on at least three other houses in the Leeds area.
I assume Whitegates didn't tell the OP what they wanted to hear.
Looks like Dad's flowers have gone but his walking stick is still by the headboard on the bed - creepy!

What you mean is that is how they sit on the market for years here? "Offers Over" disappeared for a long time, and it will again when the next leg down for property hits.0
