Why is it so hard to sell a 3 bed semi in Leeds?

    I think it is hard when you have an emotional attachement to a house, when you have memories which are still vivid. Maybe when the OP is more ready to let go they will see that price is the issue. I would also move the wreath to their own garden or to the grave.

    great thread, read all 9 pages. Just the sort of property we buy except a lot cleaner. If they are priced at £30k or more below the price they will sell for done up nicely we buy them. Ask yourself how much it's worth fully renovated. If its 30k above asking price now then you are right. However I fear you are still asking too much.

    I've seen probate sale houses still on the market 12 months later because one of the inheritors won't budge on the price. By then it's costing the estate money every month. Council tax premium for empty property, and you either heat them and keep utilities connected or they deteriorate very quickly.

    The photoshoped sky - I presume someone asked a ten year old for help with that? Estate agent and OP Please re-arrange these words to make a well known phrase...

  • By dropping the price by 2K each month you're just following the market trend, they're not real reductions. Just knock it down to 105K and get it sold, stop being greedy.

    Its a sad situation all round

    OP was angry and resentful and unwilling to address any issues when they started the thread. Their other posts suggested they were benefit dependent and struggling with the empty house costs as well as illness.

    At the right price, they could probably be looking at a material change in their life now rather than paying to maintain an empty property falling in value and with its lingering sadness.

    Not sure if the question was ever asked whether the OP could actually move into the property as an alternative given their reluctance to do anything to it or reduce the price much? That could be a compromise outcome.

    New agent, new photos. Funeral flowers have gone! Down now to 120k. Still massively a buyers market, there seem to be loads and loads for sale for 120k in the area, all in better condition than the OPs. Talk about chasing the market down.

    So from a decent(ish) estate agent to a nobody who I assume are cheap, they always seem to take on the properties which don't sell in Leeds. Seen this happen on at least three other houses in the Leeds area.

    I assume Whitegates didn't tell the OP what they wanted to hear.

    Looks like Dad's flowers have gone but his walking stick is still by the headboard on the bed - creepy!
  • as much as anything this is a location issue- bramley is not chapel allerton, its not a particularly desirable area to live. I was told my house was worth 135-145 and sold it for 120. because it was in a poor area. it was galling as the estate agents raise your hopes and the buyers dash them. but getting rid was the best thing i could have done. hope OP accepts the hard truth and gets a sale

    The new agent is based in Manchester! They appear to have failed Elementary Floorplan Drawing and could only be bothered to take photos of 3 rooms

    Oh my god that sky! It still looks like a fairly substantial renovation project, so if its priced similarly to other properties that don't need work doing it still isn't going to sell.
