You might say I and others are harping on, but step back and deeply consider your actions here. You must know whether there has been mention of the Party Wall Act because it is your legal obligation to consider this. This consideration comes before the builder ever gets involved. You appear to be washing your hands of your responsibilities, and as such it is little wonder the builder is adopting the mindset you complain about.
You have posted a link saying "you were hoping for something like this". Hope does not come into the equation - an accurate survey, an accurate drawing and accurate dimensions all come in place of "hope".
My humble opinion is you have little, or no, idea of what you are trying to undertake. You also appear to be oblivious to all the advice coming from this Forum. I wish you well but I will drop out at this stage.0 -
thanks for everyones advice, as I have mentioned before, I am a complete novice.
neither architect nor builder have ever mentioned anything about party wall act.
neighbours have no problem with us building up to end of our property as they have seen plans and not objected to anything and we have also had a verbal discussion with them.
our architects drawings are as the link I have posted.Nice to save.0 -

First, you need a party wall agreement, this should have been done well before any building work started.

Really I don't know how else to help you. You need to read and absorb what people on here have started to advise you. You need a party wall agreement a yeah we do not mind is a very dangerous situation for you to be in. Get some real advice, it doesn't sound like you have employed an architect but someone to draw plans for you. Check what they are - and if they are an architect check your contract with them.0

Anyone planning building work on or near the boundary should get a PWA with the neighbour but there's rarely a problem if you don't get one set up.
There are examples where canny, or awkward neighbours come back during the build claiming they were never informed. One has to be careful here. The risks are too great to justify blindly going ahead in breach of accepted practice.0 -

I agree but it would be much better if the PWA was obligatory and there were penalties for not putting one in place.0 -
Hold on there folks. Why do you all think it suddenly needs a party wall award?
The foundations are already in, albeit in the wrong place. Are you saying that the original foundation was just inside the 3 metre rule so the builder moved it by 4 inches to be outside the 3 metres? Highly unlikely.
Or are you saying the extension is going to be built up against the boundary, because the OP has not said that. If this is the case it is only a minor technicality and a party wall award is NOT required just a simple paper exercise to serve a line of junction notice. The OP has already said they have discussed the proposal with the neighbours and they are happy so why all the melodrama?
If people keep muddying the water with this wrong advice the poor old OP is never going to resolve this.0
