I wouldn't be talking to the builder about it until your architect has given you a full explanation of how that part of the extension will work, and is unambiguous about the location of the boundary relative to the wall.
OP has said he has an architect, plans and BR approval - but he hasn;t posted any details as far as i can see. None of us know the full story.
He's paid professionals good money so he needs to get their opinions and the reasoning behind them.0 -
thanks for all the posts, there are no drains on that side, they are on the detached side of house, and are shown on the plans. there is no party wall only a wooden fence.
builder says that he has to leave a gap by law, talked to council yesterday they saw plans, said they were ok , no mistakes, and said there is no law to leave a gap, in fact they said it was best to go full length so if next door build they would be in line and no gaps which look unsightly and get filled with rubbish.Nice to save.0 -
Party wall is an agreement concerning work between the owners either side of the boundary, it isn't a wall or a fence. How close are your new foundations to the boundary of next doors property? Generally if foundations are within 3-6m of neighbours foundations a party wall agreement is needed before building starts. Posted a quick guide at the bottom.
I assume builder is now building properly, or if not will be sacked?

Is he now building correctly?
How close are the foundations to the boundary/neighbours foundations? If close be may be concerned if you do not have a party wall agreement.0 -
the foundations are 12" into our property
building of walls above foundations will be starting today after dpc has been passed.Nice to save.0 -

The builder is employed by you to do the job you want doing - if he isn't doing that, stop the work!0
