Precise Mortgages - how long from application to offer?

  • My house wasn't a new build.  I think unless you have offered over the odds for it, ie nothing comparative in the area then you should be OK.  Ours was on the nose x
  • Odd question. Hopefully somebody may have been In a similar situation and shine some light on it. 

    We have just got our mortgage offer so awaiting completion of the purchase etc. But at present my partner is a beauty therapist who works from her parents home. The idea would to have this moved to our house once we complete the purchase. Has anybody ever had any issues with precise with running and registering a business at home or anything or is it a strict no no? 

    There would be no alterations to the home like sinks etc being installed. Would simply be a nail station and massage bed in a room.

    I don’t want to just go ahead and do it if it would cause any issues. And again I don’t want to ask them direct before completion so I don’t run the risk of the offer being withdrawn.

    I’m not 💯 however when you run a business from your home you have to apply for a change of use as it is classed as a business. The best person to speak with is your solicitor they will know for sure. I would not be asking the mortgage prior to completion or they may say it’s a commercial loan and won’t pay out ? Just remember this when a friend was wanting to become a dog groomer from home .

    I figured just as much. It’s not urgent to move her business but would just be easier. I may wait for now instead of complicating things

    Hi guys! 

    I appreciate this is an old thread, but wondering if anyone is in a similar situation. 

    We fully submitted our application on the 3rd August had a few requests from precise had 3 searches also on the 3rd for application and enquiry from them. And also paid the valuation fee. 

    We are literally checking emails every 5 minutes and no update!! 

    We have had the HTB Authority to Proceed, but developer has confirmed they are yet to have a request of the valuation/survey from the lender. 

    Anyone else freaking out?! 
  • Hi Hamkou! Did you know you can call them directly? I did today and they were very helpful. You’ll need your application number with should be on your DIP.

    I should find out in 2 days about mine. Let me know how you get on.

    Hello! Ah thank you so much! Turns out my MB didn’t submit the docs until Friday, so need to now wait until Wednesday! We shall see! 🤩

  • I’m currently in the same boat.. the waiting is nothing short of horrific! 
    We’ve been told the documents submitted have all been approved and now valuation has been instructed. Does anyone know how long it takes for the valuation to be booked, and do they tell you when it’s been arranged? 
  • Did anyone recieve there valuation fee back? If so when do you recieve it?

    Hello! 

    Regards our case, we have our valuation taking place today!!! I’m praying it’s all fine! MA has said they should be able to give and update today as she is then on leave next week! Our surveyor company called us direct last Thursday and booked for today! I hope yours is booked super quickly!!
