    Getting emotionally involved with your rental property/ies, and with what your tenants get up to, is a great way to madness and - quite probably - a restraining order.


    Well I for one would rather have my property empty than being the recipient of money earned from selling drugs and the misery it can cause.

    If he turns out to be a drug dealer he gets given notice.
    There's one small detail that I think you've probably forgotten...

    If he IS convicted of possession of class A drugs with intent to supply, then he's going to be moving out anyway.

    That being - the principle of deterrence. Which does make sense in this sort of context - ie the message getting home to everyone that "Crime doesnt pay" and, hopefully, helping to deter onlookers to scenarios like this from committing any crime in the first place.

    Most Tenancy Agreements include clauses about the property not being used for 'illegal or immoral purposes'.

    I for one would be immensely grateful to any landlord that didn't turn a blind eye to the misery their tenants caused their neighbours by dealing/growing drugs/running brothels in their property.

    I can under the OP's concerns.

    If my tenant was dealing in illegal narcotics from my property I would be extremely worried.

    The thing to bear in mind is that the property could now be "known" as a place where they supply drugs. If it has, then if you do rent it out to other tenants, they may start getting knocks on the door/door bell ringing looking for a source of drugs. This may then put off your new tenants.

    Have you tried asking the tenant?

    Have you tried asking the police if you didn't want to talk to the tenant in the first instance?

    I know all about, 'he that is without sin......' thanks, and do try to apply it in my everyday life. I'm sure Jesus did not intend it to apply to illegal activities.

    I think some people these forums (and I am not naming missbiggles as one of them), will go out of their way to be dismissive towards any problems private landlords might have because they think we are all devil's spawn who are stopping them or their children from buying a house. Either that, or they don't think there should be any privately-rented places, it should all be social housing (cloud cuckoo land).

    I will just say my BTL property was £85k. Most people can afford that.

    I'm glad you don't include me in that because it wasn't my point.

    I just think that private landlords should be socially responsible as well, rather than just washing their hands of everything and leaving it to the agents. If this guy is being a social nuisance to other residents then you should know that and base any decision on this rather a knee jerk reaction.

    All this talk of drug dens and junkies is terribly stereotypical and shows a lack of knowledge on the subject.
