Did he pay a deposit? You should be able to take the rent from that if he doesn't pay. Hopefully the agents will have sorted that out. Is it going to be awkward to clear his stuff out?0

The agents will sort the deposit out and he has a (decent) relative who will presumably arrange for the clearing of the flat.(AKA HRH_MUngo)

Not sure legally, I have had tenants leave a week or so before the end of the tenancy and they gave me the keys so I did access the property. He isn't in a position to hand you the keys so if the rent is paid I think it is his till the 4th, not sure if that would be the same if you have to take rent from deposit.0 -
I will see when they hand the keys in to the EA. I suppose we will have to change the lock barrell anyway.(AKA HRH_MUngo)
