Are you planning on buying another property elsewhere? I'd check to make sure you're allowed to increase your borrowing while you're on a dmp (if you can get anyone to lend to you that is).

yes i cant really rent with the amount of dogs we have

Then its basically fitting a few internal doors, 1 bedroom at the back has severe damp off the knackered roof so the plaster will need off and taking down too brick.

Our kitchen floor needs replacing which is fine i know someone who can tile at good prices the issue is the kitchen is 23foot by 13 foot. Tiles are gunna cost a bomb. The rest is cosmetic touching up skirting boards/gloss work/ giving the stairs and few rooms a lick of paint.

re dmp i am looking into it. We aren't 100 percent we are gunna list it yet, but its positive steps.

The roof repair is a good idea if you can afford it but I wouldn't retile the kitchen floor, you'd never get your money back on it. Why not put down some vinyl yourself, even if it's not the best of jobs you could get some cheap.

I will look into that re the vinyl floor my kitchen is around 25-30 square metres so unless we go for rubbish quality floor tiles it would be a lot
