From reading all your comments, its an easy solution.
They are clearly causing you major stress, if I were you I would sell now. Take a hit on any money loss.
Then go and rent somewhere else in a nicer area.
Regarding dogs, you are correct that it would be difficult to find a place that lets you have one dog let alone 5. So therefore you would have to think about getting dogs re-homed.
I wouldn't get Police involved unless it was the a serious incident, as you still have to live next to these people and trust me it sounds like they won't take it kindly getting snitched on.
If you cannot let your dogs go, your only solution is to try and be friends with your neighbours and when you ask them to turn the music down, do it in a nice way. Even though you feel like shouting at them, stay calm and polite.0 -

I am trying too stay positive which is bloody hard next too this lot. I spent this afternoon decorating, me and the wife have being too homebase/b and q too look at floor tiles tonight. My other half keeps talking re moving too northumberland we can dream
I cannot get rid of my dogs worse comes too worst we would switch this too buy too let if possible. Our mortgage is 425 rentals around here go 500-550debts 16550

A delicate area but I think OP would be wise to sit in the pub, sip a glass of beer and have an open frank discussion with a sensible, trusted, friend.
From attitude to the neighbour...smoking wacky is not pleasant but it is rife. A fact of life everywhere.
OP working nights and expecting karma during the day...the neighbour could say it is OP who is wrong here.
Valuation on the house...fine but with 5 dogs, a dog run, noisy neighbours and the pervading smell of dogs and weed will anybody buy the house?
If they buy then at what price? Will OP be further into debt?
Renting out...will prospective tenants look on the house and the neighbours as something from Grand Designs, or will they seek something elsewhere?
Will anybody rent it, and if so, at what price?
I had a truely stroppy home owner complaining about building works I was undertaking. They told me it was there right to sleep in the day because they worked shifts. I explained that I had Planning Permission to do the works, this stipulated the working hours, these hours were being honoured so get real. I also suggested the neighbour shut their open bedroom windows - they refused, and sleep at the back of their house - they refused. They said it was their right to sleep how they wished.
Yes shift work causes problems, but the law is on the side of the majority and they do not work shifts. Hence the onus is on the shift workers to give the extra inch or two.0 -

We buy dog food from zoo plus I purchase through top cash back and I buy 3 12kg bags which is about 70-80 quid give or take that will last two months. Our guys get bones daily and offcuts daily costs me about 4-5 quid Pw from the local butcher.

Fair points raised there and I have had many a night with a trusted friend called jack in the pub.
On reflection our dog run we are pulling it down, we can't trust the neighbours kids after what happened the other day and I can't spend 24-7 watching the guys in the back garden. Our dogs don't smell as hard as it is too imagine huskies are not like other dogs re that.
I am meeting dad hopefully for a few beers in the next day or two that's the only thing keeping me positive. Me and the wife were talking last night and we need too get this place more like a home rather than a kennel too make it more attractive too buyers.debts 16550

You need to get an estate agent in to value it. If the rental is good compared to the value, then it will go to an investor who won't care whether it looks nice or not, or if the gutters currently overflow they just care that it looks reasonable enough to let it out straight away without spending too much money on it.
If it doesn't sell then use the feedback from the estate agent as to what if anything to work on.
Any property will sell at the right price. It's just a question of what you will do after you've sold.

I have never done this before when the estate comes and say as an example they value our place at 70000 grand, if I turn around and say right we wanna get nearer 82000 will they give advice on what too do too the place?
We bought our place for 81750 but because at the time we had not brilliant credit we went through a packager company called pink and we had too pay a high lending fee which knocked our mortgage too 84000 ish. I am going too make some calls tomorrow and double check our mortgage balance etc I think it's around 70000-70200debts 16550
