She may or may not have given valid notice. If you are in a fixed term or she is trying to invoke a break clause then I don't think she can as I believe it has to be both parties. If you are out if the fixed term and on a rolling month by month basis then I think the notice is valid for both of you. You need to double check where you are with this.

under £400 a month for a 3 bed house, no idea if thats affordable for you, but would expect that if your wage is lower to the point that isnt affordable, you might be entitled to housing benefit, which would be something to look intoDrop a brand challenge
