I wouldn't agree that Leeds are complete nightmare...our broker said that they are pretty good and fast, when you submit all documents in one go. They only requested from us loan statements which don't appear on credit file.
I can't really advise on this question...we are dealing with Leeds as well, also shared and new build, but we had all documentation. Our broker said that he has another two lenders (maybe not available to all brokers I think), who do similar deals as Leeds.

  • Sorry - that knackers the possible solution I was thinking of - Leeds can be a nightmare and difficult to negotiate with but all you can do is put your faith in your broker. I'm by no means a shared ownership specialist, nor any local knowledge in that area - hopefully your broker qualifies better on both accounts.

Out of interest what was that solution?

We had a similar issue when we purchased our shared ownership house and used Leeds. Neither of us received paper bank statements and Leeds wouldn't accept print outs from our Internet Banking so we had to order original statements which cost us money (as Lloyds charge for requesting paper statements).

It also delayed us as Lloyds took three weeks to send out the statements but Leeds wouldn't approve the mortgage until they had seen the originals.

Other than that issue, I found Leeds to be fine. From application to offer, it was about 5 weeks.

Not true...we are dealing with Leeds and we also have Lloyds, nobody charged for bank statements to be printed at the branch....we just get them straight away in the same day with stamps, dates and etc.

Which is kind of why I'm still in disbelieve over this, they're not accepting an officially printed, received through the post statement from natwest that clearly states it covers period Jan 2014 to Apr 2016.

not giving up hope just yet, will report back if I get news this morning.

Isn't it on your partners name? I can't understand why she can't go then in print new statements in Natwest branch.

We also bought a new build shared ownership and after we dumped the Leeds, we went to Nationwide. Everything went through fine with them.
Which is fine if your LTV is under 85%.

    If it's higher...?

    Charming.........

It is TRUE. We went in branch and had them printed out (which were free) and certified with the stamp, and Leeds rejected them as they wanted originals like the type that come via the post.

So we had to go online and order statements which are charged for.

You two are talking at cross purposes to the thread.

The OP needs historic bank statements to prove address two years ago while you're talking about current bank statements for usual use.

Leeds is assuming (again!) that everyone still gets a postal statement and keeps it in a nice little folder for four or five years so you can see the address on it from when it was originally issued.

We were in the exact same position as the OP.

I'm a UK citizen, my wife is non-EU but has indefinite leave to remain. We sold our house and moved into my parents whilst the new build we're buying is built. We had to prove that we both lived at the new address which was fine for me as I was on the electoral roll, she was not. So we too went down the route of requesting statements from the bank and one of her credit cards, the mortgage lender we were using wanted statements which showed transaction history with the new address and her full name on it and they were absolutely fine about it once we had it certified by a solicitor that she was who she said she was and that the document is indeed a proof of address. We used First Direct for our mortgage.

It must be a Leeds policy that they require a certain type of statement, which is odd since if it shows your wifes full name and the address of your current residence and you've had it certified I wouldn't have thought they could say it doesn't prove her address, just doesn't fit their policy.
