    Me, house on the market since end of July 4 viewings, 2 no shows, 1 offer 3 weeks ago (LOL, I say offer, my house got to under offer status and I'd had my offer accepted on a new property to find out my buyer is mental / my estate agent a loon as the buyer had no mortgage, deposit, nor could he even afford my house! All stuff the EA assured me they'd checked up on before his viewing, he was a first time buyer, mortgage in place, etc etc, all they needed was his ID, yeah right) back to the drawing board....

    Unfortunately I'm an overthinker / stresser and I drive my OH mental as I clean, over plump, light 35 million candles, bake bread, brew coffee, grin like a maniac, gush over how lovely it is here, mention that from the bedroom windows you can see ferries docking, the beach is a stones throw etc etc.... lol. help me!

    I have another viewing today at 12 noon. I feel like drinking malibu straight from the bottle at the back of the drinks cupboard with a sorta crusty neck where it's been stood since last Christmas, and offering the prospective buyers burnt crumpets / small pieces of ham chopped up for the dogs, it's driving me insane.... this is my 3rd move, never EVER again - EVER
  • Update from me :
    We have now changed estate agents - live date is tomorrow, We had new photos taken which are far better than ones that the previous estate agents took.
    I know its early days but the new estate agents seem very proactive. They rang me today to check everything was ok and said she was going to ring people on their mailing list. The result - we have a viewing on Friday afternoon. Fingers crossed (but trying not to get my hopes up too high)
  • Update - yesterday's viewing a no show, rung the EA to be told oh yes they arn't coming as the sale of their house has fallen through.

    On booking the viewing the EA said they were weeks from completing and had already exchanged.

    Dunno what to do now, pull it off, multi-agent it or go with someone else......

    Am I right (quickly read through your thread) that the property is not leasehold? If so I would get that removed ASAP as it will turn buyers off who will then not click on the advert again through Rightmove as they will presume that is the truth.

    Can you have the measurements on the floorplan? I know that helps me rather than flicking back from floorplan to description etc...

    The photos are strange angles and I think make the rooms look quite small.

    Can you have photos of the hallway? I know I like to consider the hallway (although maybe thats because we are thinking about loft conversions and possible stairwells).

    What is that on the floorplan that is small and unlabelled? A cupboard?

    Oh and what does an eco-friendly house involve? Ignorance on my part :)

    thankyou, the small unlabelled thing in the lounge is under the stairs storage. I'm typing up an email as we speak to send to the EA, your comments are incredibly helpful. Eco friendly - means the house just has electricity and water, no gas. Uses a fancy air source pump outside that generates leccy. Basically means our water is £30 a month, and electricity is no more than £50 (we are a family of 4)

    We actually had barratt come out and do a valuation on it (incase we could afford part ex), but they came back and said £122, which I think is just too low
  • It looks like you have a photo of the family bathroom and downstairs WC but not the ensuite? It would be good if you could get them to include that whilst they are taking some nicer angled photos for you.

    Interesting re: eco house and I would definitely mention all of that to future viewers, although I am sure you are planning on that anyway :)

    I think Barratt would be inclined to offer you low hoping you'd go with it for the convenience factor.

    Evening All,

    Happy to find this thread for those in the same boat.

    Our reason to sell is we are moving to Melbourne, and with every single thing sorted out, we have have been on the market since June. Bad times with the Brexit and doesnt help we have a property slightly higher than the average priced home but in a lovely development with lot of demand.

    We went with the EAs estimate, which was lower than previous properties sold (well, it's a new build so not lot of history to go on), lowered our price in Sept but not a viewing since.

    Had the talk today on what else can we do to move by mid Dec and have decided to further lower our price. Kills us just thinking of it but bigger picture in mind, we are in limbo now waiting to pack up and move out so why not try a lower price. Whoever buys the place are laughing all the way come a few years time. Always thought this would be our home for a long time and a sound investment but hey-ho, when it's time to move, it's time to move

    Will continue to post updates as things progress!

  • Update for me:

    Buyer pulled out! Decided to ignore phone calls from the EA rather than actually admit it and it all came to a head today. So we're back on the market. Feeling surprisingly zen about the whole thing and going to try to not think about it too much until the new year - whatever happens, happens!
