    How about a floorplan? It's a lovely house. July / August aren't great times for viewings due to holidays so viewings may pick up after September.

    We've got a second viewing! The chap loves the house and would put an offer in however his wife still on the fence - no specific reason why so fingers crossed the second visit is positive :)

    Would second the suggestion of a floor plan, as a buyer it's one of the first things I look at!

    Get the lazy agent to put the pics in order. Kitchen. Sitting room. Outside. Sitting room. Kitchen again. Doesn't "flow".

    Could the agent do a better bathroom pic?
  • When I say bathroom I mean the room with the shower in.

    Unless your house is unbelieveably small I don't get the impression the agent is showing it-in pics-at it's best. They haven't bothered to label the photos either.

    Second paragraph is very interest - thanks for that. They are acting in their best interest and that means make a sale! Make a sale at (within reason) any price. Even though its percentage based,m a house priced down from say 300K to 290K means very little difference in commission but if it means a sale, then that's great for the EA.

    So, where I'm going with this is if you show "weakness", the EA will read it and may suggest to a prospective purchaser that "...the vendor may well consider a lower offer...". In my case, back in 2010, the house we bought was on for 625. As we were looking around the EA took me to one side and said "...what do you think about 550?" - I think there is every chance the vendor didn't know about that given it was a lot more than 10% off but just got a new offer of 550 (which they rejected only later then to accept 560).

    Anyway, bottom line is the EA wants to make a sale as quick as possible at virtually any price and is certainly not motivated to wortk for the vendor despite being paid to do so.
