    Nothing today. I guess I am more anxious as it has been on since Jan with another agency and terrible photos.

    Now it's new photos, furniture ..everything really! I have read the first two weeks are telling so I need to keep that in mind.

    Also, what is you reasoning behind waiting for a year. If you can't afford what you want in Leigh-on-Sea now, then you can never afford it - even more so if house prices go up! Unless your area increases in value and Leigh-On-Sea reduces in value for some reason...

    I have had the worst night sleep if you can even call it that. The joys of anxiety going over everything with the house.

    I got an email at 9.15 with a viewing booked! So all the hard work has not been in vein. It took 10 weeks last time to get our first viewer. The house went on last Wednesday evening with new agency, pics and decor etc so I am really happy right now especially since we had the long weekend. If it comes to nothing fair enough but it has showed that it was worth it at least.

    Hi all, I love reading about everyone's progress. Fingers crossed for those who are finding things a bit slow at the moment, hope it all picks up soon.

    Thought I'd give a quick update regarding our dramas. The sale of Mum's house still seems to be progressing, albeit very slowly, as is the buying of our new home. I stopped updating this thread with the viewings on our house as it was driving me a little crazy - the constant tidying, only for people to cancel etc. Anyhow, our EA phoned this morning with an offer on the house - a little on the low side so turned it down, but you never know, maybe they'll go a little higher.

    Yep, we would have taken £10k less, not £15k. And I agree with you - but people are weird psychologically. The EA said to us that someone else dropped and then had several people view and a few offers and it went over. There really is no explanation to people's madness when it comes to property.


    We couldn't drop any more and can't take less than the min it's up for, so we might as well give it a try before giving up, or letting it sit on the market.


    The reasoning behind waiting a year is that Chingford has gone up more than Leigh on Sea - and my house is worth nearly £100k more than what I'm buying for. Moving to LoS to lose most of the mortgage. That means the gap should always work in my favour, unless L-o-S suddenly goes through the roof and overtakes NE London. Yes, it might, but the chances are Chingford will always hold more value as it's London and on the edges of some even nicer areas, plus next to areas like Walthamstow and Highams Park which have actually gone up more than mine (mine's nearly doubled in four years).


    I've followed both markets for years so am pretty au fait with how they've fared.


    Oh, and there's now a General Election in June so I think that's just killed off an already slow market LOL! Rubbish timing re selling...

    Seen a property we love but unfortunately need to sell ours but on for a while so reduced by 5k...is it worth tagging it with Offers in the region of to try to tempt bidders or does it not work?

    Wouldn't make any difference to me - I'd make an offer anyway. Rare for anyone to pay asking price against no competition.

    EA just called back, the buyers have upped their offer, and we have accepted! I'm thinking that a glass of champagne is in order tonight...or maybe it would be best to wait until completion, as nothing ever runs completely smoothly with us, and am already expecting hiccups along the way.
