Thanks Loopy. Hopefully your viewer will put in an offer soon, before you reduce your house price.

We were quite hopeful with these people as she currently rents a room for a beauty therapy business and our house has an extension with a decent size room she could use and save £350 a month on rent!

We can't drop our price lower, and as it is, we are the lowest within a 3 mile area (which is a lot of houses!) for a 4 bed detached.

Don`t know how long you have been trying to sell, but maybe in that case you just need to hang on until a buyer turns up? The economic/political mood music however is no longer in tune with high house prices, so that has to be kept in mind also IMO. If you are priced just lower than delusional sellers that doesn`t really mean much at all as the low interest rate window should have encouraged people to pay off more mortgage debt and market their houses at more sensible prices, and many buyers know this?
  • Nothing much doing here and not really anything we want to buy either.

    Feed back from Saturdays viewing.

They looked at about 20 houses in total. They have narrowed it down to two. The wife wants ours, the husband wants another one. I guess they are "discussing" the matter between them.

I have asked the agent to try and persuade them to come for a second viewing.

All I can do is wait, powerless to sway the decision either way.

If you are trying to make money on the sale it will all depend on when you bought and how long you can hang on, and how interest rates and the economy pan out, but if you actually NEED to move for some compelling reason then dropping the price until buyers become interested really is the only course of action?
  • ProDave traditionally the wife wins. Fingers crossed.

Dave, that's fantastic news. I agree with Smallholdingsister, I bet the wife wins. Fingers firmly crossed for you :)

Well, I've heard nothing from the EA today. I was expecting some feedback from the viewing yesterday at mum's house, or the 2nd viewing this morning. I'm thoroughly bored with this whole selling process already, and it's only been 3 weeks - or does it count as 6 weeks as I'm selling 2 at the same time?

You're just down the road from me in Chingford, if I remember rightly, Jo!

Was chatting to one of the local EAs down in Highams Park recently and they were saying they are getting about a third to a quarter of the viewings now that they were before the Brexit vote, just general nervousness.

Houses are still moving (still a lack of supply out there) but now often the first offer is below asking price while a year ago it would often have been over.

    Good luck with the sale

    *waves* Yep Chingford.

It's been a nightmare. Literally the minute we put the house up, the market went totally flat. It's like tumbleweed. I've had alerts set in E4 and several other areas for years and I'm seeing so many 'REDUCED' alerts. It's been manic for years, but now zilch! Nada!

We had two no-shows! So back to the drawing board.

We may take it off and wait a while - although I'm more tempted to wait until after Article 50 has been triggered - not that it will make any difference for prob a couple of years - but people do panic when there is any sort of deadline looming, and of course spring is usually busier!

At least we're quite nonchalant about it all. If we move, great. If not, it's not meant to be (yet!). We will get to Leigh-on-Sea eventually! Nothing up anyway that we want - one is coming back on in April, but whether she'll put it on for more than it was before is still up in the air.

We are priced £5-10k over, but, like you say, people are looking for reductions now. I refused to do 'offers over' with the EA as it gives us no leeway if it doesn't sell. Can't put it back on at a higher price and won't sell at the bottom figure, so I think we're doing the right thing.

It just seems like the kind of market where a bit of patience will probably pay off.

Yes I did buy in HP in the end, coming up to our 1 year anniversary of moving soon, no regrets about the move either, apart from when the Overground randomly cancels trains ! ;)

Thanks for all your help at the time, it was much appreciated.
