    But

    Kitchen needs replacing, mould in bedroom, lounge fireplace blocked up so no nice features, bathroom past its sell by date, very cluttered so a red flag there suggesting insufficient storage space, no real kerb appeal.

    No 95 sold November for £59k. New bathroom, nice kitchen, nice fireplace in lounge.

    No 93, the one that sold at £69,995 in December is a little gem. I'm afraid yours is nowhere near that standard.

    Your house is not "priced to sell" - your EA has overvalued your property and set your expectations too high.

    In its current state it will only appeal to investors. Investors typically want to buy at 20 per cent less than market value otherwise There is no profit for them.

    I'd also point out to other do-er uppers that there's a lot, lot less room for spend when the house itself is priced at this level. Even replacing guttering eats into your margins.

    Having said that Toolstation Save 20% on Guttering at the moment, free delivery (in effect, it's over £10), fix it, paint the bedroom and you are good to go. Get some bedding plants in your garden, a bench (£20 at Wilko), get the agent to retake photos. Total spend under £50 at a guess. Shows you care. Borrow a ladder from a neighbour, or get a handyman in for a few quid.

    Spring is here. The sun is out today, and everybody wants a garden area, if only to burn sausages to a crisp and drink too much asti spumante and vodka.

    He's an investor trying to get the best price possible and if that's what he wants there is one up for sale a few doors down for 59k, it needs work doing to it but I assume that this may be more in his price range, why waste my time with an offer that you know straight away is going to be rejected for being ridiculous?

    I'm guessing this is the one a few doors down?

    Yes, it needs work doing to it (and the front cladding is awful!) but the kitchen is newer than yours and it's on for £5k less.

    Yes you have neutrally decorated throughout, but your house still needs a new bathroom and new kitchen so the potential buyer would have factored that in his offer as will any future buyers.

    The other houses in the street that have sold in the last few years really are a cut above yours OP, sorry :o
    They've made better use of the space, are better decorated, have newer kitchens and bathrooms etc. I think a lot of people buying your house would want to replace the kitchen and bathroom, as well as having to sort out the mould in the bedroom and I don't think that is really reflected in the price.

    Also, is that wallpaper peeling off under the window in Bedroom 1?
    And looks like black (mould?) on the bottom of the right curtain.
    That, along with the black on the ceiling, would be a huge red flag to any potential buyers.

    The bathroom is 3 years old and yes no 69 is a gem I wanted to sell up and move in there myself lol
