To be honest I offered 17k below asking for my house and got accepted after it was increased from 20k below, House had been on the market for more than 3 months though"It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"

You can never really compare sales like for like.
Also, it depends on what it's like in your area but 3 weeks can be slow. I bought not so long ago and 3 hours was considered slow...
Really, that's fast! The average in my area is 12 weeks and I live 10 mins away from an area that has an average of 350 days :eek:0 -
They offer, you refuse or accept.

We offered 250k for a house on at 300k. Cheeky? Probably. But we only lost out because a couple offered 2k more. In the end we got an 'offers over 190k' house for 175k.
When I sold my flat my EA recommended 105k. I though it was worth a punt, but would've accepted any offer over 80k. I was aware that EAs tend to give a high valuation because they want the business. I also knew the area a bit better than he did. Someone took a chance at 78k, and we agreed 80k.
You are selling your home, so you have an emotional investment in it, and it can feel like you are having your life and hard work insulted. The buyer, on the other hand, is offering on a house. He may be chancing it (it works sometimes), but he's not insulting you.0 -

What do you think is he just trying it on and wasting our time? The EA was going back to him to say that the offer has been rejected and to see if they can negotiate a higher offer but I have a feeling that he's not going to offer anywhere near what the house is worth.
I'm still keeping my fingers crossed for a more acceptable price, we have seen a house that would be perfect for us and really want to make an offer!
So offer £10000 less for the one you want to buy. You never know.0 -
I've never understood this "insulting" or "cheeky" offer nonsense. I have offered very low on properties, often stating why I am offering so low (and it's often a genuine, personal reason that's of no value to the owner), and generally receive a polite "no thanks" - which is fine. I have, occasionally, found agreement with the owners close to my low offer, as it suits them. For whatever reason.
Mind you, I don't say "Here, how about bl**** f**king taking £XXXXX for your cheap, ghastly-decor, stink-ridden hovel, and count yourself lucky, you skanky s1ag..."
That might be taken as an insulting offer!
{Yes, I have also accepted an offer well over 20% off asking, when selling, just to move things along; no I did not take umbrage, or the floorboards as a result...}0 -
I offered 16% below on a property. Next door was on for 32.5k less and the property was not in the best state. The offer was rejected so I just shrugged my shoulders and moved on. It went off the market, came back on, then popped off. I am going to be very interested when the final offer price is logged.

I'm sorry are you talking about my asking price because as stated previously the prices are ranging between 59-69k depending on the condition of the house, the latest one that went for 59k needed a lot of work doing to it ours doesn't so how is that prices 10-15% higher than properties are selling for. The houses in the road over from me are also going for around 70-75k so hardly over valued!0
