He's an investor trying to get the best price possible and if that's what he wants there is one up for sale a few doors down for 59k, it needs work doing to it but I assume that this may be more in his price range, why waste my time with an offer that you know straight away is going to be rejected for being ridiculous?

Remember that people also make offers on properties they can't really afford, and therefore feel there is no harm in trying to get it for the price they CAN afford. I don't really see that there is any need to be insulted, just reject it if you don't want it. I would be wary about people who make 'cheeky' offers and gradually improve it until you accept as they may then be looking for reasons later on to reduce the agreed price...0

If you were looking for a quick sale and wanted to sell at a lower price then it would be a win win situation.
They are testing the waters if they are serious they will come back with another offer. Otherwise stick to what price you want for it, and see how it goes.0 -

Yeah this worries me too, he's a cash buyer and my EA has already had a meeting to confirm he has the funds0 -

And there is your explanation.
Again, don't take it personally, he is simply trying to see what he can get away with - as an investment. House buying is a business deal for him, no emotions involved. He may come back with a higher offer, or hopefully someone else will offer a more reasonable price. Your house has not been on the market that long, all fingers crossed!0 -
People get so personal when it comes to buying and selling. It's just someone who's making a punt of an offer. They probably are expecting you to go halfway, and they've still saved some money.
Just say no, and that you're not taking offers under £65k
Your EA will be just trying to sell, because the commission difference between selling at £55k or £65k will be negligible.0 -

My EA didn't even try to get me to accept the offer, the first words out of her was the offer is too low so I know its a no but we have to let you know about all offers. There is no difference for them as the fee is set0 -
